Corsica: terraces, pools and sea views

Relief that decides the view

The island is very mountainous, and its villages and coastal districts often rise in tiers up slopes. A regional nature park of about 371,500 hectares covers much of the interior. On the coast, building is governed by the Littoral law. For a property, the relief means that the view, the access and the slope of the land are the first things to look at.

What the listings show

Of the 7 properties with outdoor space in this selection, the listing declares a terrace for 6 and a garden or land for 2; some combine several, and others describe theirs in the text only. 1 needs renovation. The most common energy rating is C (3 properties), ahead of B (1). These shares describe the stock on 13 October 2026, not the market as a whole; they change with every sale. Asking prices run from €449,000 to €3,490,000, with a median of €1,198,000 (agency fees paid by the buyer).

Of seven properties, six are in excellent condition and one is to renovate. The selection is concentrated around Ajaccio; it does not describe the whole of Corsica.

Porticcio

Four properties are in Porticcio: a 412 m² group of four dwellings with a sea view, a 410 m² property with a sea view and two pools, a 515 m² property to renovate with a pool, and a 166 m² villa whose terrace measures 120 m², in Grosseto-Prugna.

Ajaccio, Olmeto, Afa

In Milelli, near Ajaccio, a 104 m² house has several terraces; it is the least expensive property in the Corsican selection. In Olmeto, a 170 m² house has a separate three-room unit and a sea view. In Afa, a 220 m² villa has a pool and a hot tub.

Reading the aspect

On a sloping plot, the terrace often extends the living room and gives the view. Check the retaining walls, rainwater drainage and the west or east exposure, which decides evening or morning light. In summer, the shade of a pergola counts as much as the pool.

What the rules say

The Littoral law limits building near the shoreline. For a pool, an extension or an outbuilding, ask for a planning certificate before buying. For a group of dwellings like the one in Porticcio, check the status of the lots, their use and their compliance with the permit. A property to renovate means looking at the constraints on works.

Two outdoor spaces, two uses

A 104 m² house with terraces, in Milelli (Ajaccio), is offered at €449,000, which is €4,320 per m². A 410 m² property with a sea view and two pools, in Porticcio, is offered at €3,490,000, which is €8,510 per m². In the first case, the terrace extends a medium-sized house; in the second, the outdoor space is a set of several terraces and two pools.
