Living with outdoor space in the Hauts-de-Seine
The Parc de Saint-Cloud, the Île de la Jatte, the Meudon forest and the towns of the Seine loop: the département bordering Paris to the west and south offers more gardens than the capital, with prices that vary by a factor of two depending on the town. Properties with a balcony, terrace or garden are at the foot of the page.
In brief
The Hauts-de-Seine (92) has 36 communes over 176 km² and had 1,647,435 residents at the 2022 census, according to Wikipedia. Published average prices for flats range from €6,340 to €6,466 per m² in October 2026 depending on the source, against €10,500 in Neuilly-sur-Seine and €4,251 in Fontenay-aux-Roses according to PAP. About 1,500 hectares of woods and parks, including the Parc de Saint-Cloud, the Parc de Sceaux and the Meudon forest, cover the département.
The Hauts-de-Seine at a glance
The département is what Wikipedia calls a "département-ville": almost entirely urbanised, apart from its parks and woods. Its prefecture is Nanterre, and it has three arrondissements: Nanterre, Antony and Boulogne-Billancourt. Its highest point is in Vaucresson, at 180 metres, and Mont Valérien, at 162 metres, is the most visible height of the central escarpment. The Seine crosses the département, borders 17 of its 36 communes and is spanned by 36 bridges.
La Défense, the business district in the north, holds the Grande Arche and extends over Courbevoie, Puteaux, Nanterre and La Garenne-Colombes. Boulogne-Billancourt is the only commune with more than 100,000 residents. Neuilly-sur-Seine is among the communes with the highest median incomes in the département. About 150,000 people study here, at the University of Nanterre and several grandes écoles.
Parks, gardens and views
The Parc de Saint-Cloud, a 460-hectare national estate mostly within Saint-Cloud, hosts large music festivals. The Parc de Sceaux and the Meudon forest are among the roughly 1,500 hectares of woods and parks in the département. The Domaine national de Saint-Cloud runs along the whole southern edge of Garches, and the Malmaison state forest, with the Bois de Saint-Cucufa, lies to the west.
Each commune has its own spaces. In Boulogne-Billancourt, Parc Edmond-de-Rothschild covers about 15 hectares and the Albert-Kahn garden occupies the Parchamp district. Île Seguin, the former Renault industrial site, covers 12.3 hectares. In Neuilly-sur-Seine, the commune holds most of the Île de la Jatte, and the Bois de Boulogne borders its east and south sides. In Malakoff, Parc Léon-Salagnac and the Coulée verte du Sud parisien run through the town. In Fontenay-aux-Roses, Parc Sainte-Barbe covers 18,000 m². In Le Plessis-Robinson, Parc Henri-Sellier and the garden city built between 1924 and 1939 occupy the former château lands.
For anyone looking for outdoor space, this is what sets the département apart from Paris. Houses are less rare than in Paris: PAP publishes a house price for each commune in its table. A park or wood nearby partly makes up for the lack of a private garden. A balcony looks onto its surroundings: an avenue, a courtyard, a garden or a wood. A view that is advertised, over the Seine or a park, is to be checked at a viewing, at several times of day.

Montrouge, next to the 14th arrondissement of Paris, is at €7,177 at PAP, +2.9% over one year. It has 46,273 residents in 2022 over 207 hectares, and Wikipedia calls it the fifth densest commune in France. Line 4 serves it at Mairie de Montrouge and Barbara. Transport and daily life
RER lines A, B, C and E, trams T1, T2 and T6 and several metro lines serve the département. Lines 1 (La Défense, Pont de Neuilly), 3 (Levallois), 4 (Montrouge), 9 and 10 (Boulogne-Billancourt) and 13 (Malakoff) extend the Paris metro. Transilien lines L and U serve Saint-Cloud, Sèvres, Garches and La Défense. Journey times depend on the commune and the district: work out the walk to the station before viewing.
How prices vary
In the Hauts-de-Seine, the gap between communes is considerable: the eleven averages surveyed by PAP run from €4,251 to €10,500 per m², more than double, while the département as a whole stands at €6,466. Neuilly-sur-Seine is 62% above PAP's départemental average, Levallois-Perret 41%, Boulogne-Billancourt 29% and Montrouge 11%, while Fontenay-aux-Roses is 34% below.

Buying in the Hauts-de-Seine
The département mixes pre-war buildings, garden cities, residences from the 1960s to the 1980s, town houses and detached houses. Before buying with outdoor space, read the co-ownership rules, the minutes of the last three general meetings and the maintenance logbook: a balcony gets repaired, a terrace gets waterproofed, a façade gets renovated, and that work is voted on by the co-owners. For a house, check the plot, any easements and the local urban plan. Include notary fees in the budget too.
Selling in the Hauts-de-Seine
Comparables vary a great deal from one commune to another, sometimes from one street to another. Your buyer has seen them, and will ask why your price sits above the commune average. A balcony, a terrace, a garden or an open view must be shown in photos and measured: outdoor space is counted separately from the Carrez surface. The form at the foot of the page lets you ask for a valuation.
Questions about buying and selling in the Hauts-de-Seine
What notary fees should I expect in the Hauts-de-Seine?
On an existing property, about 7 to 8% of the price, most of it transfer duties. On €600,000, that is around €42,000 to €48,000, on top of the price. The percentage is the same in every commune of the département.
Does the surface of a flat have to be measured before buying?
The Carrez surface is compulsory in co-ownerships and appears in the listing and in the preliminary contract. An error of more than 5% in the buyer's disfavour gives a right to a price reduction, to be claimed within a year of the deed. Balconies and terraces do not count in that surface.
How long does it take to buy or sell in the Hauts-de-Seine?
Allow two to three months in general between an accepted offer and signing at the notary: cooling-off period, buyer's loan, co-ownership documents, the town's pre-emption right. Finding the buyer or the property comes before that period.
Is my property in the Hauts-de-Seine subject to capital gains tax?
Not if it is your main home: it is exempt. For a second home or a let property, the gain is taxed at 19% plus social charges, with allowances depending on how long you have owned it. The income tax exemption is total after 22 years, and the social charges exemption after 30 years.

Which is the least expensive town on the page?
Fontenay-aux-Roses, at €4,251 per m² at PAP in October 2026, −5.7% over one year. RER B serves it, and it has 24,586 residents in 2022 over 251 hectares.
Are prices rising or falling in the Hauts-de-Seine?
Sources disagree on the size of the move. PAP gives +2.2% over one year for the département and Efficity +0.8% for existing flats, while houses fall 3.5% at Efficity. Communes behave differently: Efficity shows −2.1% in Saint-Cloud and Malakoff, +1.4% in Courbevoie.
Does a balcony or terrace raise the price?
Published averages do not distinguish outdoor space. Floor, condition, fittings and address matter as much as the balcony or terrace. It is better to compare neighbouring properties on the same floor than to rely on an average.
What kinds of outdoor space are there in the Hauts-de-Seine?
Balconies and terraces in apartment buildings, gardens at garden level, roof terraces, and above all houses with gardens in the west and south of the département. Houses are rare in the densest communes.
What do houses cost in the Hauts-de-Seine?
PAP gives €7,304 per m² for the département, Efficity €6,030, with very wide gaps: PAP records €17,144 in Neuilly-sur-Seine, €9,778 in Saint-Cloud and €8,823 in Garches. In several communes the figures rest on few sales.
What parks and woods are there in the Hauts-de-Seine?
The Parc de Saint-Cloud (460 hectares), the Parc de Sceaux, the Meudon forest and the Malmaison forest, as well as municipal parks: Parc Edmond-de-Rothschild in Boulogne-Billancourt, Parc Léon-Salagnac in Malakoff, Parc Sainte-Barbe in Fontenay-aux-Roses.
Which lines serve the Hauts-de-Seine?
RER lines A, B, C and E, trams T1, T2 and T6, metro lines 1, 3, 4, 9, 10 and 13 extending Paris, and Transilien lines L and U. For a specific address, work out the walk to the station before viewing.
How do I get to the Parc de Saint-Cloud?
By tram T2 to Parc de Saint-Cloud, or by Saint-Cloud and Val d'Or stations on the Transilien. The 460-hectare park lies largely in Saint-Cloud.
In "80 m² with a 15 m² terrace", is the terrace included?
No. The Carrez law does not count the terrace. A listing gives the living area, plus the outdoor space. The prices per m² on this page divide the price by the living area alone.
What should I check on a garden or terrace in a co-ownership?
The co-ownership rules must say whether the space is a private part or a common part with exclusive use for the lot. For a garden-level garden, also check who maintains it and what the deed allows you to build there.
Who pays for waterproofing work on a terrace?
It is set out in the co-ownership rules and in the minutes of the last three general meetings, which show work voted or planned. Covering a terrace needs a double-majority vote and may need planning permission.
Can a foreign buyer buy in the Hauts-de-Seine?
Yes. French law sets no nationality restriction on buying property. Local support remains useful for financing and tax, especially for non-residents.
