Living with outdoor space in the 8th arrondissement of Paris

Parc Monceau, grand avenues, townhouses and office buildings: an arrondissement of representation where private outdoor space is rare and negotiated address by address. Properties with a balcony, terrace or garden are at the foot of the page.

In brief

The 8th arrondissement (75008) has four administrative districts: Champs-Élysées, Madeleine, Faubourg-du-Roule and Europe. It covers 388 hectares and had 39,088 residents in 2006 according to Wikipedia. Published average prices for flats range from €12,132 to €12,310 per m² in October 2026 depending on the source. The Arc de Triomphe, the Élysée Palace, the Madeleine church, the Grand Palais and Parc Monceau are all here.

The 8th arrondissement at a glance

The 8th is an arrondissement of monuments, embassies, concert halls and museums. Its highest point reaches 59 metres. The Arc de Triomphe de l'Étoile, the Élysée Palace, the Madeleine church, the Grand Palais, the Petit Palais, the Hôtel de Crillon, the Hôtel de la Marine, the obelisk on place de la Concorde and the Pont Alexandre-III are its landmarks. The Salle Pleyel, the Salle Gaveau and the Théâtre des Champs-Élysées are based here, along with the Cernuschi, Nissim-de-Camondo and Jacquemart-André museums.

The arrondissement is thinly populated: 39,088 residents in 2006, about 10,000 per km², according to Wikipedia. Avenue des Champs-Élysées, rue du Faubourg-Saint-Honoré, avenue Montaigne, boulevard Haussmann, boulevard Malesherbes and rue La Boétie are among the best-known streets.

Parks, gardens and views

Parc Monceau, in the Europe district, covers about 8.2 hectares today according to Wikipedia. Colignon built the Folie de Chartres for the duc de Chartres between 1769 and 1773, then Carmontelle designed an Anglo-Chinese garden between 1773 and 1779. The park was redesigned by Adolphe Alphand and opened by Napoleon III on 14 August 1861. It has the Rotonde, a former toll pavilion designed by Claude Nicolas Ledoux in 1787, and an oval basin, the Naumachie, edged with a Corinthian colonnade.

It is the arrondissement's large green space. For anyone looking for outdoor space, this changes the reasoning. A balcony looks onto its surroundings: a wide avenue, a courtyard, the park or the rooftops. A nearby park partly makes up for the lack of a private garden, and a balcony on an avenue calls for a look at noise and orientation as much as at the view. A view that is advertised over Parc Monceau or over the monuments is to be checked at a viewing, at several times of day.

Roosevelt, Alma-Marceau, Villiers, Europe, Place de Clichy and Auber. Gare Saint-Lazare, the second busiest on the network according to the same source, is in the Europe district. No tram line crosses the arrondissement.

These are averages across all floors and conditions, with no distinction for outdoor space. Efficity's street figures do not separate property types, and the percentage gaps compare each street with the arrondissement average across all types. Efficity rates its reliability for houses as medium, with wide dispersion. An estimate is not a recorded sale price.

Buying a flat in the 8th arrondissement

The 8th mixes Haussmann buildings, divided townhouses and converted office buildings. Before buying with outdoor space, read the co-ownership rules, the minutes of the last three general meetings and the maintenance logbook: a balcony gets repaired, a terrace gets waterproofed, a façade gets renovated, and that work is voted on by the co-owners. On a major avenue, also look at the noise and orientation of the balcony. Include notary fees in the budget too.

Selling a flat in the 8th arrondissement

The 8th has few sales (384 flats over 24 months according to Qoridor), and each is compared with the previous ones. Your buyer has seen them, and will ask why your price sits above the street average. A balcony, a terrace or an open view must be shown in photos and measured: outdoor space is counted separately from the Carrez surface. The form at the foot of the page lets you ask for a valuation.

Questions about buying and selling in the 8th arrondissement

What notary fees should I expect in the 8th?

On an existing property, about 7 to 8% of the price, most of it transfer duties. On €600,000, that is around €42,000 to €48,000, on top of the price. The percentage is the same in every arrondissement.

Does the surface of a flat in the 8th have to be measured before buying?

The Carrez surface is compulsory in co-ownerships and appears in the listing and in the preliminary contract. An error of more than 5% in the buyer's disfavour gives a right to a price reduction, to be claimed within a year of the deed. Balconies and terraces do not count in that surface.

How long does it take to buy or sell in the 8th?

Allow two to three months in general between an accepted offer and signing at the notary: cooling-off period, buyer's loan, co-ownership documents, the city's pre-emption right. Finding the buyer or the property comes before that period.

Is my flat in the 8th subject to capital gains tax?

Not if it is your main home: it is exempt. For a second home or a let property, the gain is taxed at 19% plus social charges, with allowances depending on how long you have owned it. The income tax exemption is total after 22 years, and the social charges exemption after 30 years.

Which streets are the most and least expensive in the 8th?

Among the eight streets surveyed by Efficity, avenue George-V is the most expensive at €17,940 per m², and rue de Courcelles the least at €11,230. The €6,710 gap between those two averages is of the same order as the range within a single street, which is €5,090 to €10,960.

Are prices rising or falling in the 8th?

Over one year, the two sources that publish a trend are close: PAP gives +0.7% at 1 October 2026 and Efficity +0.5% in October 2026 for existing flats. Qoridor shows −1.9% over two years. The periods and methods differ.

Does a balcony or terrace raise the price?

Published averages do not distinguish outdoor space. Floor, condition, fittings and address matter as much as the balcony or terrace. It is better to compare neighbouring properties on the same floor than to rely on an average.

What kinds of outdoor space are there in the 8th?

Balconies and terraces in apartment buildings, courtyards, roof terraces on top floors and, rarely, gardens. Houses are very rare.

Are there houses and townhouses in the 8th?

Few for sale. Qoridor records fewer than ten house sales a year and publishes no price. Efficity gives €14,490 per m² for houses, with medium reliability and wide dispersion.

What parks and gardens are there in the 8th?

Parc Monceau, about 8.2 hectares, in the Europe district, is the large green space Wikipedia names. The arrondissement is mostly made of avenues, squares and monuments.

Which metro lines serve the 8th?

Nine metro lines and two RER lines, with stations such as Saint-Lazare, Madeleine, Concorde, Charles de Gaulle-Étoile and Alma-Marceau. For a specific address, work out the walk to the station before viewing.

In "80 m² with a 15 m² terrace", is the terrace included?

No. The Carrez law does not count the terrace. A listing gives the living area, plus the outdoor space. The prices per m² on this page divide the price by the living area alone.

What should I check on a terrace in a co-ownership in the 8th?

The co-ownership rules must say whether the terrace is a private part or a common part with exclusive use for the lot. In a Haussmann building, also read the minutes to spot roof or façade work that has been voted or is coming.

Who pays for waterproofing work on a terrace?

It is set out in the co-ownership rules and in the minutes of the last three general meetings, which show work voted or planned. Covering a terrace needs a double-majority vote and may need planning permission.

Can a foreign buyer buy a flat in the 8th?

Yes. French law sets no nationality restriction on buying property. Local support remains useful for financing and tax, especially for non-residents.
