Paris 8th: green spaces, buildings and outdoor space
Parc Monceau, the Champs-Élysées, the Golden Triangle: an arrondissement of offices, palace hotels and Haussmann buildings where the balcony is the usual outdoor space.
At a glance
On 13 October 2026, 5 properties in the selection have an outdoor space in the 8th: mostly balconies, one 5 m² terrace and a duplex redone by an architect. The 8th is a district of business, institutions and Haussmann housing, with the highest share of second homes in Paris. Prices and properties for sale are on the Paris 8th page.
Parc Monceau and the great avenues
The four administrative districts of the 8th are Champs-Élysées, Madeleine, Faubourg-du-Roule and Europe. The arrondissement has one large green space, Parc Monceau, and one historic promenade, the Cours la Reine, a tree-lined walk laid out in the 17th century. The rest is a setting of stone: avenue des Champs-Élysées, avenue Montaigne, boulevard Haussmann, boulevard Malesherbes, rue du Faubourg-Saint-Honoré.
In that setting, the private outdoor space is often a balcony on a Haussmann facade, sometimes a corner balcony. The mansions around Parc Monceau and the faubourg Saint-Honoré do have courtyards and gardens, but none is in the selection on 13 October 2026.
An arrondissement of offices and second homes
The 8th houses the presidency of the Republic, headquarters of large companies, embassies and palace hotels. According to the arrondissement’s page, it has the highest share of second homes in Paris, with 3,099 dwellings in 1999. For an outdoor-space buyer this has two consequences: buildings that are sometimes thinly occupied, with slower general meetings, and intense daytime activity that fades in the evening. Compare the quiet by day and by night before choosing a balcony on an avenue.
What the listings show
Of the 5 properties with outdoor space in this selection, the listing declares a balcony for 3 properties and a terrace for 1; some combine several, and others describe theirs in the text only. 1 needs renovation. The most common energy rating is D (3 properties), ahead of E (1). These shares describe the stock on 13 October 2026, not the market as a whole; they change with every sale. Asking prices run from €529,000 to €3,885,000, with a median of €1,000,000 (agency fees paid by the buyer).
The gaps are wide: a 41 m² duplex two-room flat redone by an architect, in Wagram, sits next to a 196 m² five-room flat redone with a balcony and a mezzanine, in the Golden Triangle. What they share is that the outdoor space is an extra, not the main selling point.
Reading the aspect
On the great avenues, a balcony’s aspect depends on the alignment of the street. A balcony on avenue Montaigne or the Champs-Élysées gets direct light in the afternoon or the morning depending on the side of the street. Ask for the plan showing north, and view at the hour you expect to use the balcony.
Noise and the life of the avenue
A balcony on an avenue offers light and view, but little silence: traffic, shops, events. A balcony on a courtyard is quieter. If you plan to sleep with the windows open, view in the evening. In a building with offices and homes, also look at what the lower floors are used for.
What the co-ownership says
The buildings of the 8th are often large and their charges high. The balcony belongs to the facade, so to facade renovation and railings. Read the minutes of the last three general meetings to spot facade works. The co-ownership checks guide lists the documents to ask for. The rules of the bioclimatic local urban plan, approved in November 2024, apply to roof and courtyard works.
Two outdoor spaces, two uses
A 53 m² two-room flat redone by an architect in 2022, with a 5 m² terrace, near avenue George V, is offered at €890,000, which is €16,790 per m². A 91 m² three-room flat to renovate, with a 7 m² balcony, on avenue Montaigne, is offered at €2,980,000, which is €32,790 per m². The first offers a small outdoor space in a ready-to-live-in home; the second an address and a building site. The price per m² speaks mostly of address and condition, little of the outdoor space.
