Living with outdoor space in the Yvelines

Le Vésinet and its lakes, the Seine banks at Chatou, Versailles and its forests: west of Paris, the Yvelines offer real houses with gardens, sometimes on large plots, with prices that depend above all on the commune and the distance to the station. Properties with a balcony, terrace or garden are at the foot of the page.

In brief

The Yvelines (78) has 259 communes over 2,284 km² and 1,456,365 inhabitants in 2021, according to Wikipedia. The average price of flats is €3,970 per m² at Efficity and €4,001 at PAP in October 2026, against €6,456 in Versailles and €3,724 in Guyancourt according to PAP. All eight properties on this page are houses, three of them in Le Vésinet.

The Yvelines at a glance

The département is very large: it covers 2,284 km², against 245 km² for the Val-de-Marne. Its prefecture is Versailles, and its sub-prefectures are Mantes-la-Jolie, Saint-Germain-en-Laye and Rambouillet. Its highest point is at 201 metres, in the Bois des Garennes, in Lainville-en-Vexin.

Wikipedia names the Château de Versailles, the Rambouillet forest (about 20,000 hectares), the forests of Saint-Germain-en-Laye, Marly and Versailles, the Haute Vallée de Chevreuse regional nature park (21,300 hectares) and part of the Vexin français regional nature park. The Seine draws, among others, the loops of Saint-Germain-en-Laye and Moisson.

The communes on this page range from the Seine loop close to Paris to the new town of Saint-Quentin-en-Yvelines and the Montfort-l'Amaury plain.

Parks, gardens and views

Le Vésinet is a park town. It was designed by the Pallu et Cie company, from a plan by the Comte de Choulot, in the spirit of garden cities, on the former Vésinet forest. Wikipedia counts about 40,000 trees, 478 of them listed as remarkable in the 2014 local urban plan, five lakes linked by streams, and nearly a hundred villas in the inventory of artistic monuments and riches. The public green spaces, lakes, streams, lawns and green corridors, have been protected since 1983, and the commune has been a remarkable heritage site since 2018.

Chatou lies on the Seine. The Île des Impressionnistes, attached to the commune, holds an exhibition centre and the Parc des Impressionnistes, created in the late 1970s. The Avenue verte Paris-Londres and the Chemin des Impressionnistes follow the old towpath. The Maison Fournaise, a restaurant frequented by the Impressionists, has housed a museum since 1992.

In Versailles, the château park occupies the west of the commune, and the commune has 350 hectares of forest out of 2,618 hectares. The Potager du Roi is in the Saint-Louis quarter. In Guyancourt, the La Minière ponds are four bodies of water, and the Parc des Sources de la Bièvre is next to the Parc quarter. In Villiers-Saint-Frédéric, the Bois de Villiers covers about 40 hectares, shared with two neighbouring communes.

In a house, the outdoor space is the plot: its area, orientation, slope and what borders it. A view of a lake or the forest stated in a listing should be checked at the viewing, allowing for the season. A large plot also needs upkeep, and a stated surface can include outbuildings: ask for the plan and the detail.

Towns worth knowing

Four groups of towns give an idea of the département. The prices quoted come from PAP (DVF and PAP, 1 October 2026, unless stated otherwise) and from Efficity, for each whole commune, all districts together.

Towns covered on this page

Le Vésinet

Le Vésinet is the commune on this page with the most properties for sale: three houses. PAP gives €8,466 per m² for houses and €5,478 for flats, with +1.8% over one year for all property types. Efficity gives €7,160 for houses, from €5,180 to €9,400, with +0.3%, and €5,550 for flats, from €4,460 to €6,660, with +1.8%.

The commune has 15,712 inhabitants in 2022. Two RER A stations serve it, Le Vésinet-Centre and Le Vésinet-Le Pecq. Its history explains its rules: the 1858 deed of covenants banned industrial activity, and the heritage site protection comes on top of the local urban plan. Wikipedia also states that the commune is in a state of shortfall under the SRU law, with 12.2% social housing in 2021, and that building permits there are issued by the prefect.

Chatou

Chatou is at €4,720 per m² at PAP for flats and €7,028 for houses, with 0.0% over one year for all property types. Efficity gives €4,840 for flats, from €3,650 to €6,360, with +4.5%, and €5,700 for houses, from €4,400 to €7,360, with −3.4%.

The commune has 30,054 inhabitants in 2022. The Chatou-Croissy station, on RER A, is about 11 minutes from La Défense and 15 minutes from the Étoile according to Wikipedia. The Parc de Chatou housing estate dates from 1913.

Versailles and Saint-Germain-en-Laye

Versailles is the most expensive commune on the page: PAP gives €6,456 per m² for flats and €9,128 for houses, with −2.1% over one year for all property types, and Efficity €6,490 for flats, from €4,750 to €8,130, with +1.8%, and €7,280 for houses. The commune covers 2,618 hectares and has eight quarters: Notre-Dame, Saint-Louis, des Chantiers, Montreuil, Porchefontaine, Clagny-Glatigny, Bernard-de-Jussieu and Satory.

RER C serves it at Versailles-Château-Rive-Gauche and Porchefontaine. Transilien line L stops at Versailles-Rive-Droite and Montreuil, and the Chantiers station is served by line U towards La Défense. Saint-Germain-en-Laye, at €6,423 for flats and €7,077 for houses at PAP, is the second most expensive commune in PAP's département table.

Guyancourt and Villiers-Saint-Frédéric

Guyancourt, in the new town of Saint-Quentin-en-Yvelines created in 1972, is at €3,724 at PAP in September 2026 for flats and €4,232 for houses. Efficity gives €3,700 for flats, from €3,180 to €4,380, with +2.9%, and €3,990 for houses. The commune has 29,758 inhabitants in 2022. The nearest station is Saint-Quentin-en-Yvelines-Montigny-le-Bretonneux, and the Renault Technocentre is near the planned site of a future line 18 station.

Villiers-Saint-Frédéric, on the eastern edge of the Montfort-l'Amaury plain, is at €3,777 for flats and €3,937 for houses at PAP, with +5.4% over one year. The commune has 3,231 inhabitants in 2022. The Villiers-Neauphle-Pontchartrain station is on the Saint-Cyr-Surdon line, which has crossed the commune since 1864.

Transport and daily life

RER lines A, B and C, Transilien lines (L, U) and trams T6, at Viroflay, and T13, at Les Portes de Saint-Cyr, serve the département, according to Wikipedia. The communes on this page are not all the same distance from Paris: Le Vésinet and Chatou are on RER A, Versailles on RER C and the Transilien, Guyancourt and Villiers-Saint-Frédéric further out. Allow for the walk to the station before viewing, and for the car in the most distant communes.

How prices vary

In the Yvelines, the gaps are wide: PAP's département table, which lists thirty communes, runs from €2,409 to €6,456 per m² for flats, and the département is at €4,001. Versailles is 61% above that average, Le Vésinet 37% and Chatou 18%, while Guyancourt is 7% below.

Houses follow a different pattern: PAP gives €3,743 per m² for the département, but €9,128 in Versailles, €8,466 in Le Vésinet and €7,028 in Chatou, between 1.9 and 2.4 times as much in those three communes. In the Yvelines, the département average describes the communes close to Paris poorly.

Buying in the Yvelines

The département mixes old villas, town houses, detached houses, recent residences and large estates. Before buying a house, check the plot, the easements and the local urban plan rules. In Le Vésinet, the protection of the heritage site and of remarkable trees can frame works, the felling of a tree and the alteration of a façade: ask at the town hall before planning an extension. For a flat with outdoor space, read the co-ownership rules, the minutes of the last three general meetings and the maintenance logbook. Include notary fees in the budget too.

Selling in the Yvelines

Comparables vary a great deal from one commune to another, and from one district to another within the same commune. Your buyer has seen them, and will ask why your price sits above the average. A garden, a terrace or a view must be shown in photos and measured: for a large plot, a boundary survey and the plot area are worth more than an unexplained figure. The form at the foot of the page lets you request an estimate.

Questions about buying and selling in the Yvelines

What notary fees should I expect in the Yvelines?

On an existing property, about 7 to 8% of the price, most of it transfer duties. On €800,000, that is around €56,000 to €64,000, on top of the price. The percentage is the same in every commune of the département.

Does the surface of a house have to be measured before buying?

The Carrez law does not apply to detached houses: the stated surface is not guaranteed in the same way as that of a flat in a co-ownership. Ask for the plan, the detail of the rooms and outbuildings, and have it measured if the difference matters to you. For a flat in a co-ownership, the Carrez surface appears in the listing and in the preliminary contract.

How long does it take to buy or sell in the Yvelines?

Allow two to three months in general between an accepted offer and signing at the notary: cooling-off period, buyer's loan, file documents, the town's pre-emption right. Finding the buyer or the property comes before that period.

Is my property in the Yvelines subject to capital gains tax?

Not if it is your main home: it is exempt. For a second home or a let property, the gain is taxed at 19% plus social charges, with allowances depending on how long you have owned it. The income tax exemption is total after 22 years, and the social charges exemption after 30 years.

Does a balcony or terrace raise the price?

The published averages do not distinguish outdoor space. Floor, condition, fittings and address count as much as the balcony or terrace. It is better to compare neighbouring properties on the same floor than to rely on an average.

What kinds of outdoor space are there in the Yvelines?

Mostly house gardens, sometimes very large, but also balconies and terraces in apartment buildings and town-centre residences. Houses are common there, especially in Le Vésinet, Chatou and Villiers-Saint-Frédéric.

What are house prices in the Yvelines?

Which parks, lakes and forests are there in the Yvelines?

Which lines serve the Yvelines?

RER lines A, B and C, Transilien lines such as L and U, tram T6 at Viroflay and tram T13 at Les Portes de Saint-Cyr. For a specific address, allow for the walk to the station before viewing.

How long does it take to get from Chatou to Paris?

According to Wikipedia, the Chatou-Croissy station on RER A is about 11 minutes from La Défense and 15 minutes from the Étoile. The full journey depends on your destination and on the walking distance between the station and the property.

In "80 m² with a 15 m² terrace", is the terrace included?

No. The Carrez law does not count the terrace. A listing gives the living surface, plus the outdoor space. The per-m² prices on this page divide the price by the living surface alone.

What should I check on a garden or terrace in a co-ownership?

The co-ownership rules should say whether the space is private or a common part whose lot has exclusive use. For a ground-floor garden, also check who maintains it and what the deed allows to be built on it.

Who pays for waterproofing work on a terrace?

It is written in the co-ownership rules and in the minutes of the last three general meetings, which show the work voted or planned. Covering a terrace requires a double-majority vote and may need planning permission.

Can a foreign buyer buy in the Yvelines?

Yes. French law sets no nationality restriction on buying property. Local support remains useful for financing and tax, especially for non-residents.
