Outdoor space in the Basque Country and Landes

The beaches of Anglet, Bayonne between the Nive and the Adour, the bay of Saint-Jean-de-Luz, then the Adour valley as far as Hastingues: from the coast to the interior, house prices vary by a factor of almost three. Properties with a terrace, garden or balcony are at the foot of the page.

In brief

The Pyrénées-Atlantiques has 699,473 inhabitants in 2022, according to Wikipedia, and the Landes 428,427. PAP gives, at 1 October 2026, €3,538 per m² for flats in the Pyrénées-Atlantiques and €3,297 in the Landes, but €5,998 in Saint-Jean-de-Luz and €2,588 in Dax. The five properties on this page are in Anglet, Bayonne, Saint-Jean-de-Luz, Guiche and Hastingues.

The Basque Country and the Landes at a glance

Wikipedia describes the French Basque Country as the whole of Labourd, Basse-Navarre and Soule, in the Pyrénées-Atlantiques département, whose prefecture is Pau and of which Bayonne is a sub-prefecture. La Rhune, at 900 metres, stands about ten kilometres from the coast, and the Nive and the Adour are among the département's rivers. The Pays Basque agglomeration community covers the Basque territory.

The Landes, whose prefecture is Mont-de-Marsan, has 106 kilometres of sandy coast. Forest covered about 67% of the département before storm Klaus, and the Adour separates the Chalosse, to the south, from the rest of the département. The Landes is the second-largest département in metropolitan France, after the Gironde.

Parks, gardens and views

Anglet covers 26.93 km² and has 4.5 kilometres of Atlantic beaches, eleven in all, from La Barre to Chambre d'Amour. About 10% of the commune is pine woodland, including Pignada, Lazaret and Chiberta, with about 300 hectares of pines, and the Chiberta golf course made its name in the 1930s. The Adour forms its eastern boundary with Boucau and Bayonne, and its mouth lies between Anglet and Boucau.

Bayonne covers 2,168 hectares, at the meeting of the Adour and the Nive. The town hall distinguishes seven districts, including Grand Bayonne, with the Sainte-Marie cathedral, Petit Bayonne and Saint-Esprit, on the right bank. Vauban fortified the town in the 17th century. In Saint-Jean-de-Luz, the large sandy beach lies at the back of a semi-enclosed bay, reachable on foot from the centre, and three 19th-century breakwaters protect the bay.

In Guiche, the Bidouze joins the Adour within the commune, and the château of the Dukes of Gramont is under restoration. In Hastingues, the bastide founded in 1304 is a registered natural site of 6.5 hectares, near the Arthous abbey and the confluence of the Gaves réunis.

Here, outdoor space is judged on site. A terrace near the coast should be visited at several times of day, and a stated view of the ocean, La Rhune or the valley should be checked at the viewing. For a country house, ask for the plot plan, the nature of the soil and the drainage arrangements.

The commune has 1,054 inhabitants in 2022, 31 kilometres from Bayonne by road, in the Bayonne attraction area. The Bidouze, 82.2 kilometres long, joins the Adour within its territory. The Château de Guiche, seat of the Dukes of Gramont, is under restoration, and the church of Saint-Jean-Baptiste dates from the 13th century.

Further north on the Landes coast, PAP gives Capbreton €6,197 for flats and €7,066 for houses, Soorts-Hossegor €7,624 and €10,617, and Dax €2,588 and €2,548.

Transport and daily life

The Basque coast is served by the Bordeaux-Irun railway line, with TGV trains at Bayonne and Saint-Jean-de-Luz. Guiche and Hastingues are away from the coast: Guiche is 31 kilometres from Bayonne by road, and Hastingues is in the Peyrehorade attraction area. For these two communes, allow for the drive to the station or the coast, at different times of day, before viewing.

How prices vary

Between the coast and the interior, the gaps are wide. For flats, the Pyrénées-Atlantiques average is €3,538 at PAP: Saint-Jean-de-Luz is 70% above it, Anglet 49% and Bayonne 15%. Biarritz, at €7,155, is more than twice that average.

Houses show an even larger gap: the département is at €2,426 at PAP, Anglet at €7,006 and Saint-Jean-de-Luz at €6,698, almost three times as much, while Guiche, at €2,581, is 6% above. In the Landes, Hastingues, at €2,488, is barely above the département's house average, while Soorts-Hossegor, at €10,617, exceeds it more than fourfold.

PAP gives DVF and PAP averages at 1 October 2026. These are averages across all floors and conditions, with no distinction for outdoor space, and "not collected" marks a page we could not read. An estimate is not a recorded sale price. In Guiche, flats are few and their price rests on few sales.

Buying in the Basque Country and the Landes

The properties on this page are nearly all houses: coastal villas, town houses, manor houses and country estates. Before buying, check the plot, the easements, the drainage and the local urban plan rules, and near the Adour or the Gaves, ask at the town hall about flood risk. For a flat with outdoor space, read the co-ownership rules, the minutes of the last three general meetings and the maintenance logbook. Include notary fees in the budget too.

Selling in the Basque Country and the Landes

Comparables vary a great deal between the coast and the interior, and from one district to another. Your buyer has seen them, and will ask why your price sits above the average. A garden, a terrace or a view must be shown in photos and measured, with a plan of the plot. The form at the foot of the page lets you request an estimate.

Questions about buying and selling in the Basque Country and the Landes

What notary fees should I expect in the Basque Country and the Landes?

On an existing property, about 7 to 8% of the price, most of it transfer duties. On €600,000, that is around €42,000 to €48,000, on top of the price. The percentage is the same in every commune.

Does the surface of a house have to be measured before buying?

The Carrez law does not apply to detached houses: the stated surface is not guaranteed the way a flat's is in a co-ownership. Ask for the plan, the detail of the rooms and outbuildings, and have it measured if the difference matters to you. For a flat in a co-ownership, the Carrez surface appears in the listing and in the preliminary contract.

How long does it take to buy or sell in the Basque Country and the Landes?

Allow two to three months in general between an accepted offer and signing at the notary: cooling-off period, buyer's loan, file documents, the town's pre-emption right. Finding the buyer or the property comes before that period.

Is my property subject to capital gains tax?

Not if it is your main home: it is exempt. For a second home or a let property, the gain is taxed at 19% plus social charges, with allowances depending on how long you have owned it. The income tax exemption is total after 22 years, and the social charges exemption after 30 years.

Are prices rising or falling in the area?

PAP gives +2.9% over one year for the Pyrénées-Atlantiques and −0.7% for the Landes. Communes behave differently: +2.4% in Anglet, −1.4% in Bayonne, +0.8% in Saint-Jean-de-Luz, −7.5% in Guiche and +7.9% in Hastingues, for all property types.

Does a balcony or terrace raise the price?

The published averages do not distinguish outdoor space. Floor, condition, fittings and address count as much as the balcony or terrace. It is better to compare neighbouring properties than to rely on an average.

What kinds of outdoor space are there in the Basque Country and the Landes?

Gardens around villas and town houses, terraces in coastal flats, and large plots in the interior. Houses are more numerous than flats, especially outside town centres.

What are house prices in the Pyrénées-Atlantiques and the Landes?

Which beaches and natural areas are there near these communes?

The eleven beaches of Anglet and the Chiberta pine forest, the bay of Saint-Jean-de-Luz, La Rhune about ten kilometres from the coast, the Adour and the Nive, and the 106 kilometres of sandy coast of the Landes.

How do I get to Bayonne and Saint-Jean-de-Luz by train?

Both stations are on the Bordeaux-Irun line and served by TGV, TER and Intercités trains. The Saint-Jean-de-Luz-Ciboure station has a terminus at Paris-Montparnasse. Timetables change with the season: check them before booking.

In "80 m² with a 15 m² terrace", is the terrace included?

No. The Carrez law does not count the terrace. A listing gives the living surface, plus the outdoor space. The per-m² prices on this page divide the price by the living surface alone.

What should I check on a garden or terrace in a co-ownership?

The co-ownership rules should say whether the space is private or a common part whose lot has exclusive use. For a ground-floor garden, also check who maintains it and what the deed allows to be built on it.

Who pays for waterproofing work on a terrace?

It is written in the co-ownership rules and in the minutes of the last three general meetings, which show the work voted or planned. Covering a terrace requires a double-majority vote and may need planning permission.

Can a foreign buyer buy in the Basque Country and the Landes?

Yes. French law sets no nationality restriction on buying property. Local support remains useful for financing and tax, especially for non-residents.
