Living with outdoor space in the 7th arrondissement of Paris

The Champ-de-Mars, the esplanade des Invalides, the Rodin museum garden and streets of ministries: an arrondissement where the large open spaces are public and private outdoor space is found address by address. Properties with a balcony, terrace or garden are at the foot of the page.

In brief

The 7th arrondissement (75007) has four administrative districts: Saint-Thomas-d'Aquin, Invalides, École-Militaire and Gros-Caillou. It covers 409 hectares and had 53,415 residents in 2016 according to Wikipedia. Published average prices for flats range from €14,053 to €14,700 per m² in October 2026 depending on the source. The Eiffel Tower, the Hôtel des Invalides, the Assemblée nationale and the Hôtel Matignon are all here.

The 7th arrondissement at a glance

The 7th is an arrondissement of monuments and institutions. The Eiffel Tower stands at its north-western limit, and the Hôtel des Invalides, the Assemblée nationale, the Hôtel Matignon and the École militaire are spread across it. The Musée d'Orsay, the Musée du quai Branly, the Musée Rodin, the Musée de l'Armée and the Musée Maillol are all based here. Its population has been declining steadily since the 1920s, according to Wikipedia.

The four districts do not look alike. Saint-Thomas-d'Aquin, which Wikipedia describes as the most expensive district in Paris, holds the Hôtel Matignon and several ministries. Most ministries are in the neighbouring Invalides district. École-Militaire and Gros-Caillou are organised around the Champ-de-Mars and quai Branly. Boulevard Saint-Germain, rue de Grenelle, rue Cler, avenue Bosquet and rue de Varenne are among the best-known streets of the arrondissement.

Parks, gardens and views

The Champ-de-Mars covers 24.3 hectares, about 780 metres long and 220 metres wide, according to Wikipedia. The ground became a military parade ground in 1765, when the École militaire was built. The Eiffel Tower rises at its north-western end, erected for the 1889 Exposition universelle, and the École militaire, whose façade Ange-Jacques Gabriel designed, stands at the other end. Two children's gardens and long lawned paths fill the space.

The esplanade des Invalides, laid out between 1704 and 1720 to plans by Robert de Cotte, runs from place des Invalides to quai d'Orsay. The garden of the Musée Rodin, at the Hôtel Biron on the corner of rue de Varenne and boulevard des Invalides, has about three wooded hectares, with a basin and monumental sculptures.

For anyone looking for outdoor space, these places count twice. A balcony looks onto its surroundings: a garden, a courtyard, a street or the sky. A nearby park partly makes up for the lack of a private garden. According to PAP, houses make up only 1% of the housing stock in the 7th: outdoor space for sale is therefore mostly balconies, terraces and a few garden-level gardens. A view that is advertised, over the Eiffel Tower or the Invalides, is to be checked at a viewing, at several times of day.

Streets worth knowing

Four groups of streets give an idea of the 7th. The prices quoted come from Efficity, for each whole street, all types of property together.

It is the least expensive of the six streets surveyed. Avenue de La Bourdonnais is at €14,830 per m², from €11,450 to €20,190, which is 3% above.

The Champ-de-Mars, avenue Bosquet and the Invalides

Around the Champ-de-Mars, buildings face the park and the Eiffel Tower. Avenue Bosquet, where the De Ferla Champ de Mars agency stands at number 36, runs along one side of it. On the Invalides side, the esplanade opens a perspective onto the front of the Hôtel. Efficity does not publish a separate price for these streets: the arrondissement averages apply.

Transport and daily life

The arrondissement is served by metro lines 8, 12 and 13 and by RER C. Line 8 runs through École Militaire, La Tour-Maubourg and Invalides, line 13 through Varenne and Invalides, and line 12 through Solférino, Rue du Bac and Sèvres-Babylone. RER C stops at Invalides, Champ de Mars-Tour Eiffel and Musée d'Orsay.

How prices vary

In the 7th, street averages run from €13,920 to €16,230 per m², a €2,310 difference, while the range within a single street spans €7,220 to €9,320. These are averages across all floors and conditions, with no distinction for outdoor space. Efficity's street figures do not separate property types. Qoridor publishes no price for houses: there are fewer than ten sales a year. An estimate is not a recorded sale price.

Buying a flat in the 7th arrondissement

The 7th mixes stone buildings, divided townhouses and more recent buildings. Before buying with outdoor space, read the co-ownership rules, the minutes of the last three general meetings and the maintenance logbook: a balcony gets repaired, a terrace gets waterproofed, a façade gets renovated, and that work is voted on by the co-owners. In a divided townhouse, check how the common parts are shared, courtyard and garden included. Include notary fees in the budget too.

Selling a flat in the 7th arrondissement

The 7th has few sales (527 flats over 24 months according to Qoridor), and each is compared with the previous ones. Your buyer has seen them, and will ask why your price sits above the street average. A balcony, a terrace, a garden or an open view must be shown in photos and measured: outdoor space is counted separately from the Carrez surface. The form at the foot of the page lets you ask for a valuation.

Questions about buying and selling in the 7th arrondissement

What notary fees should I expect in the 7th?

On an existing property, about 7 to 8% of the price, most of it transfer duties. On €600,000, that is around €42,000 to €48,000, on top of the price. The percentage is the same in every arrondissement.

Does the surface of a flat in the 7th have to be measured before buying?

The Carrez surface is compulsory in co-ownerships and appears in the listing and in the preliminary contract. An error of more than 5% in the buyer's disfavour gives a right to a price reduction, to be claimed within a year of the deed. Balconies and terraces do not count in that surface.

How long does it take to buy or sell in the 7th?

Allow two to three months in general between an accepted offer and signing at the notary: cooling-off period, buyer's loan, co-ownership documents, the city's pre-emption right. Finding the buyer or the property comes before that period.

Is my flat in the 7th subject to capital gains tax?

Not if it is your main home: it is exempt. For a second home or a let property, the gain is taxed at 19% plus social charges, with allowances depending on how long you have owned it. The income tax exemption is total after 22 years, and the social charges exemption after 30 years.

Frequently asked questions about the 7th arrondissement

What is the price per m² of a flat in the 7th?

Sources publish between €14,053 and €14,700 per m² for flats in October 2026: €14,700 from the 24-month DVF figures reported by Qoridor, €14,330 at Efficity, €14,053 at PAP. A 60 m² flat therefore comes to between €843,180 and €882,000.

What is the price of a flat on boulevard Saint-Germain?

Efficity records €16,230 per m² in October 2026, in a range of €12,140 to €21,420. For a 100 m² flat, that is about €1,623,000. It is the most expensive of the six streets surveyed.

What is the price of a flat on rue de Varenne?

Efficity records €15,600 per m² in October 2026, in a range of €11,600 to €20,920. For 100 m², that is about €1,560,000.

What is the price of a flat on rue de Babylone or avenue de La Bourdonnais?

Efficity records €15,310 per m² on rue de Babylone and €14,830 on avenue de La Bourdonnais in October 2026. For 100 m², that is about €1,531,000 and €1,483,000.

What is the price of a flat on rue Cler or rue Saint-Dominique?

Efficity records €13,920 per m² on rue Cler and €14,150 on rue Saint-Dominique in October 2026. For 100 m², that is about €1,392,000 and €1,415,000.

What are the districts of the 7th arrondissement?

There are four: Saint-Thomas-d'Aquin, Invalides, École-Militaire and Gros-Caillou. The arrondissement covers 409 hectares.

Which streets are the most and least expensive in the 7th?

Among the six streets surveyed by Efficity, boulevard Saint-Germain is the most expensive at €16,230 per m², and rue Cler the least at €13,920. The €2,310 gap between those two averages is smaller than the range within a single street, which is €7,220 to €9,320.

Are prices rising or falling in the 7th?

Sources disagree on the size of the move. PAP gives +1.3% over one year at 1 October 2026, Efficity +3% in October 2026 for existing flats, and Qoridor −1.2% over two years. The calculation methods and periods differ.

Does a balcony or terrace raise the price?

Published averages do not distinguish outdoor space. Floor, condition, fittings and address matter as much as the balcony or terrace. It is better to compare neighbouring properties on the same floor than to rely on an average.

What kinds of outdoor space are there in the 7th?

Balconies and terraces in apartment buildings, courtyards and a few gardens at garden level, and roof terraces on top floors. Houses are rare.

Are there houses and large private gardens in the 7th?

Few. According to PAP, houses make up only 1% of the housing stock, and Qoridor records fewer than ten sales a year. The large gardens Wikipedia mentions, such as the Musée Rodin garden of about three hectares, belong to institutions.

What parks and gardens are there in the 7th?

The Champ-de-Mars (24.3 hectares), the esplanade des Invalides and the Musée Rodin garden, about three wooded hectares. The Tuileries and Luxembourg gardens are not in the arrondissement.

Which metro lines serve the 7th?

Lines 8, 12 and 13, with RER C at Invalides, Champ de Mars-Tour Eiffel and Musée d'Orsay. For a specific address, work out the walk to the station before viewing.

How do I get to the Champ-de-Mars?

By RER C to Champ de Mars-Tour Eiffel, or by line 8 to École Militaire, at the other end of the park. The park is about 780 metres long.

In "80 m² with a 15 m² terrace", is the terrace included?

No. The Carrez law does not count the terrace. A listing gives the living area, plus the outdoor space. The prices per m² on this page divide the price by the living area alone.

What should I check on a terrace in a co-ownership in the 7th?

The co-ownership rules must say whether the terrace is a private part or a common part with exclusive use for the lot. In a divided townhouse, also check who maintains the courtyard and the garden.

Who pays for waterproofing work on a terrace?

It is set out in the co-ownership rules and in the minutes of the last three general meetings, which show work voted or planned. Covering a terrace needs a double-majority vote and may need planning permission.

Can a foreign buyer buy a flat in the 7th?

Yes. French law sets no nationality restriction on buying property. Local support remains useful for financing and tax, especially for non-residents.

Which De Ferla agencies cover the 7th?

The Champ de Mars agency is at 36 avenue Bosquet, in the 7th. Its page is on deferla.com, and the 7th is described for high-end properties in the arrondissement guide. To compare agencies in the 14th, the independent guide choisirsonagence14e.com presents their profiles.
