Living with outdoor space in the 6th arrondissement of Paris
The Luxembourg garden and the streets of Saint-Germain-des-Prés and Montparnasse: a small arrondissement where the large green space is public and private outdoor space is found building by building. Properties with a balcony, terrace or garden are at the foot of the page.
In brief
The 6th arrondissement (75006) has four administrative districts: Monnaie, Odéon, Notre-Dame-des-Champs and Saint-Germain-des-Prés. It covers 215 hectares and had 45,278 residents in 2006 according to Wikipedia. Published average prices for flats range from €14,256 to €14,574 per m² in October 2026 depending on the source. The Palais du Luxembourg, seat of the Senate, the Institut de France, the Théâtre de l'Odéon and the École des beaux-arts are all here.
The 6th arrondissement at a glance
The 6th is a small arrondissement of 215 hectares, rich in institutions. Its highest point reaches 57 metres. The Palais du Luxembourg, the Institut de France, the Théâtre de l'Odéon, the École des beaux-arts, the École de médecine, the Hôtel des Monnaies, the Couvent des Cordeliers and the Hôtel Lutetia are its landmarks, with the Pont Neuf and the Passerelle des Arts on the Seine.
The four districts do not look alike. Notre-Dame-des-Champs, in the south, is bounded by boulevard du Montparnasse, rue de Sèvres, rue Bonaparte and rue d'Assas, and holds the Académie de la Grande Chaumière. Saint-Germain-des-Prés and Odéon, in the north, house the town hall of the arrondissement. Boulevard Saint-Germain, boulevard Raspail, rue de Rennes, rue Bonaparte, rue de Seine, rue du Four and rue de Sèvres are among the best-known streets.
Parks, gardens and views
The Luxembourg garden covers about 23 hectares, of which 21 are open to the public, according to Wikipedia. It was created in 1612 at the request of Marie de Médicis to accompany the Palais du Luxembourg, and Jacques Boyceau designed the first garden. It belongs to the Senate, not to the City of Paris. Its large basin is used for model sailing boats. It also has the Médicis fountain and the monument to Eugène Delacroix. The orangery, built in 1839 by Alphonse de Gisors, houses about 180 potted plants, including citrus trees, Canary Island date palms, oleanders and pomegranates.
It is the only large green space in the arrondissement. The other breathing spaces are courtyards, interior gardens of buildings and the Seine to the north.
For anyone looking for outdoor space, this changes the reasoning. A balcony looks onto its surroundings: a courtyard, a narrow street, rooftops or the Luxembourg garden itself. A nearby park partly makes up for the lack of a private garden. Properties with a private garden are rare in so dense an arrondissement, and what you mostly find are balconies and terraces. A view that is advertised over the Luxembourg or over the rooftops is to be checked at a viewing, at several times of day and in every season, as vegetation changes the view.

These are averages across all floors and conditions, with no distinction for outdoor space. Efficity's street figures do not separate property types. No source publishes a reliable price for houses in the 6th: Qoridor records fewer than ten sales a year. An estimate is not a recorded sale price.
Buying a flat in the 6th arrondissement
The 6th mixes old buildings, divided townhouses and 20th-century buildings. Before buying with outdoor space, read the co-ownership rules, the minutes of the last three general meetings and the maintenance logbook: a balcony gets repaired, a terrace gets waterproofed, a façade gets renovated, and that work is voted on by the co-owners. In a building around a courtyard, check how the common parts are shared and the state of the roofs. Include notary fees in the budget too.
Selling a flat in the 6th arrondissement
The 6th has few sales (431 flats over 24 months according to Qoridor), and each is compared with the previous ones. Your buyer has seen them, and will ask why your price sits above the street average. A balcony, a terrace or an open view must be shown in photos and measured: outdoor space is counted separately from the Carrez surface. The form at the foot of the page lets you ask for a valuation.
Questions about buying and selling in the 6th arrondissement
What notary fees should I expect in the 6th?
On an existing property, about 7 to 8% of the price, most of it transfer duties. On €600,000, that is around €42,000 to €48,000, on top of the price. The percentage is the same in every arrondissement.
Does the surface of a flat in the 6th have to be measured before buying?
The Carrez surface is compulsory in co-ownerships and appears in the listing and in the preliminary contract. An error of more than 5% in the buyer's disfavour gives a right to a price reduction, to be claimed within a year of the deed. Balconies and terraces do not count in that surface.
How long does it take to buy or sell in the 6th?
Allow two to three months in general between an accepted offer and signing at the notary: cooling-off period, buyer's loan, co-ownership documents, the city's pre-emption right. Finding the buyer or the property comes before that period.
Is my flat in the 6th subject to capital gains tax?
Not if it is your main home: it is exempt. For a second home or a let property, the gain is taxed at 19% plus social charges, with allowances depending on how long you have owned it. The income tax exemption is total after 22 years, and the social charges exemption after 30 years.

There are four: Monnaie, Odéon, Notre-Dame-des-Champs and Saint-Germain-des-Prés. The arrondissement covers 215 hectares.
Which streets are the most and least expensive in the 6th?
Among the eight streets surveyed by Efficity, rue Guynemer is the most expensive at €16,760 per m², and rue de Sèvres the least at €13,460. The €3,300 gap between those two averages is smaller than the range within a single street, which is €6,400 to €10,350.
Are prices rising or falling in the 6th?
Sources disagree. PAP gives −1.3% over one year at 1 October 2026, Efficity +1.2% in October 2026 for existing flats, and Qoridor −3.5% over two years. The methods and periods differ.
Does a balcony or terrace raise the price?
Published averages do not distinguish outdoor space. Floor, condition, fittings and address matter as much as the balcony or terrace. It is better to compare neighbouring properties on the same floor than to rely on an average.
What kinds of outdoor space are there in the 6th?
Balconies and terraces in apartment buildings, courtyards, roof terraces on top floors and, rarely, gardens at garden level. Houses are very rare.
Does the City of Paris own the Luxembourg garden?
No. According to Wikipedia, it belongs to the Senate. It covers about 23 hectares, of which 21 are open to the public, and was created in 1612 at the request of Marie de Médicis.
What parks and gardens are there in the 6th?
The Luxembourg garden is the only large green space in the arrondissement. It has a basin, the Médicis fountain, the monument to Eugène Delacroix and an orangery built in 1839. The Tuileries garden is in the 1st arrondissement.
Which metro stations serve the 6th?
Wikipedia lists thirteen, including Saint-Germain-des-Prés, Saint-Sulpice, Odéon, Vavin, Duroc and Sèvres-Babylone. For a specific address, work out the walk to the station before viewing.
In "80 m² with a 15 m² terrace", is the terrace included?
No. The Carrez law does not count the terrace. A listing gives the living area, plus the outdoor space. The prices per m² on this page divide the price by the living area alone.
What should I check on a terrace in a co-ownership in the 6th?
The co-ownership rules must say whether the terrace is a private part or a common part with exclusive use for the lot. In an old building, also read the minutes to spot roof or façade work that has been voted or is coming.
Who pays for waterproofing work on a terrace?
It is set out in the co-ownership rules and in the minutes of the last three general meetings, which show work voted or planned. Covering a terrace needs a double-majority vote and may need planning permission.
Can a foreign buyer buy a flat in the 6th?
Yes. French law sets no nationality restriction on buying property. Local support remains useful for financing and tax, especially for non-residents.
Which De Ferla agencies cover the 6th?
The Vavin agency is at 129 boulevard du Montparnasse, in the 6th. Its page is on deferla.com, and the 6th is described for high-end properties in the arrondissement guide. To compare agencies in the 14th, the independent guide choisirsonagence14e.com presents their profiles.
