Valuing a property with outdoor space
A valuation of a property with a terrace, balcony or garden starts from nearby sales, then adjusts for the outdoor space. Here are the method, its sources and its limits.
At a glance
A valuation gives a price range, not a certain price. It rests on nearby, recent signed sales, on current listings, and on an adjustment for condition, floor, view and outdoor space. The request is made through the form below; it does not commit you to selling.
How a valuation is made
Signed sales. Sale deeds are the best reference. The “demandes de valeurs foncières” published by the tax administration as open data (data.gouv.fr) give the price, date, surface and type of properties sold, with a publication delay. They do not cover Alsace-Moselle or Mayotte. The notaries’ databases give prices by area.
Current listings. They show today’s asking prices, which come before negotiation. An asking price is not a sale price: the gap is measured property by property.
The adjustment. It takes in general condition, works to plan, floor and lift, view and aspect, the energy diagnostic, charges and the co-ownership.
The value of the outdoor space. No official rule sets the value of a square metre of terrace, balcony or garden. It is compared with properties sold with an outdoor space of the same kind and size. The Carrez and outdoor areas guide explains why the price per square metre of living area is not enough.
The site’s reference prices
Each area page gives the asking price per square metre in the network’s listings and, where they exist, sourced and dated market prices. Useful links: Paris, Île-de-France and regions. The Method and sources page explains where the figures come from.
What to prepare
The address, the surface, the number of rooms, the floor, the year of construction, the energy diagnostic if there is one, the size and status of the outdoor space, the annual co-ownership charges and the property tax.
Frequently asked questions
Is a valuation free and without commitment?
The request through the form does not commit you to selling. The De Ferla team explains the terms of the valuation when it calls you back.
What is the difference between a valuation and a sale price?
A valuation is an opinion of value, the sale price is the one in the mandate, then in the deed. The gap depends on the market, the negotiation and the condition of the property.
Is the outdoor space valued in the valuation?
Yes, case by case, according to its size, aspect, view and legal status. An outdoor space whose right of use is not written down is valued lower.
Which public data are used for valuations?
The tax administration’s land-value requests, the notaries’ price databases, agency statistics and current listings. The sources of each page are cited at the bottom.
Can a property be valued remotely?
Yes, for a first range, from the surface, the address and photos. A visit is needed for the final opinion of value.
How long does a valuation take?
The team calls you back Monday to Saturday, 9 am to 7 pm. The time needed for the opinion of value depends on the date of the visit.
