Living with outdoor space in the 5th arrondissement of Paris

The Jardin des Plantes, the Arènes de Lutèce, the banks of the Seine and the streets of Montagne Sainte-Geneviève: a dense arrondissement where outdoor space is read at the scale of a balcony or a courtyard. Properties with a balcony, terrace or garden are at the foot of the page.

In brief

The 5th arrondissement (75005) has four administrative districts: Saint-Victor, Jardin-des-Plantes, Val-de-Grâce and Sorbonne. It covers 254 hectares and had 61,475 residents in 2006 according to Wikipedia. Published average prices for flats range from €11,661 to €11,788 per m² in October 2026 depending on the source. The Panthéon, the Sorbonne, the Val-de-Grâce, the Institut du monde arabe and the Jardin des Plantes are all here.

The 5th arrondissement at a glance

The 5th is the Latin Quarter of Paris. It stretches along the Left Bank, from the Seine to boulevard de Port-Royal, and its highest point reaches 61 metres. The Panthéon, whose pediment bears the inscription "Aux Grands Hommes, la Patrie reconnaissante", the Sorbonne, the Val-de-Grâce and the Institut du monde arabe are its landmarks. The Muséum national d'histoire naturelle, the Musée de Cluny and the open-air sculpture museum are based here.

Each of the four districts has its own character. The Sorbonne district, the smallest at 43.3 hectares, concentrates the teaching institutions. The Val-de-Grâce, bounded to the south by boulevard de Port-Royal and to the west by boulevard Saint-Michel, holds the Val-de-Grâce hospital, the École normale supérieure on rue d'Ulm and the Institut Curie. The Jardin-des-Plantes and Saint-Victor districts complete the arrondissement to the east. Rue Mouffetard, rue Saint-Jacques, rue Descartes and rue Gay-Lussac are among the best-known streets.

Parks, gardens and views

The Jardin des Plantes covers 23.5 hectares according to Wikipedia. The letters patent date from 1626 and the founding decree from 1635, and the garden opened to the public in 1640 as the Jardin royal des herbes médicinales. It has a menagerie, large greenhouses and both French-style and English-style beds. At the other end of the arrondissement, the Jardin Tino-Rossi, created in 1980, runs along the banks of the Seine from quai Saint-Bernard and houses the open-air sculpture museum.

The Arènes de Lutèce are a Gallo-Roman amphitheatre of the 2nd century, which Wikipedia says could hold some 16,000 to 17,000 spectators. Works on rue Monge brought them back to light in the 19th century. They are entered at 49 rue Monge, by rue de Navarre or through square Capitan, and today people play pétanque or football there. The 5th also has smaller squares: Théodore-Monod, Paul-Langevin, René-Viviani and Saint-Médard.

For anyone looking for outdoor space, these places count twice. A balcony looks onto its surroundings: a garden, a courtyard, a narrow street or the sky. A nearby park partly makes up for the lack of a private garden. According to PAP, houses make up only 1% of the housing stock in the 5th: outdoor space for sale is mostly balconies, terraces and a few garden-level gardens. A view that is advertised, over the Panthéon or over the rooftops, is to be checked at a viewing, at several times of day.

Transport and daily life

Wikipedia lists among the metro stations of the arrondissement Place Monge, Censier-Daubenton, Les Gobelins, Jussieu, Cluny-La Sorbonne, Maubert-Mutualité, Cardinal Lemoine, Gare d'Austerlitz, Saint-Michel, Luxembourg and Port-Royal. These are averages across all floors and conditions, with no distinction for outdoor space. Efficity's street figures do not separate property types. Qoridor publishes no price for houses: the sales volume is too low. An estimate is not a recorded sale price.

Buying a flat in the 5th arrondissement

The 5th mixes old buildings, divided townhouses and more recent buildings. Before buying with outdoor space, read the co-ownership rules, the minutes of the last three general meetings and the maintenance logbook: a balcony gets repaired, a terrace gets waterproofed, a façade gets renovated, and that work is voted on by the co-owners. In a building around a courtyard, check how the common parts are shared and the state of the roofs. Include notary fees in the budget too.

Selling a flat in the 5th arrondissement

The 5th has few sales (449 flats over 24 months according to Qoridor), and each is compared with the previous ones. Your buyer has seen them, and will ask why your price sits above the street average. A balcony, a terrace, a garden or an open view must be shown in photos and measured: outdoor space is counted separately from the Carrez surface. The form at the foot of the page lets you ask for a valuation.

Questions about buying and selling in the 5th arrondissement

What notary fees should I expect in the 5th?

On an existing property, about 7 to 8% of the price, most of it transfer duties. On €600,000, that is around €42,000 to €48,000, on top of the price. The percentage is the same in every arrondissement.

Does the surface of a flat in the 5th have to be measured before buying?

The Carrez surface is compulsory in co-ownerships and appears in the listing and in the preliminary contract. An error of more than 5% in the buyer's disfavour gives a right to a price reduction, to be claimed within a year of the deed. Balconies and terraces do not count in that surface.

How long does it take to buy or sell in the 5th?

Allow two to three months in general between an accepted offer and signing at the notary: cooling-off period, buyer's loan, co-ownership documents, the city's pre-emption right. Finding the buyer or the property comes before that period.

Is my flat in the 5th subject to capital gains tax?

Not if it is your main home: it is exempt. For a second home or a let property, the gain is taxed at 19% plus social charges, with allowances depending on how long you have owned it. The income tax exemption is total after 22 years, and the social charges exemption after 30 years.

Frequently asked questions about the 5th arrondissement

What is the price per m² of a flat in the 5th?

Sources publish between €11,661 and €11,788 per m² for flats in October 2026: €11,788 at PAP, €11,760 at Efficity, €11,661 from the 24-month DVF figures reported by Qoridor. A 60 m² flat therefore comes to between €699,660 and €707,280.

What is the price of a flat on rue Gay-Lussac?

Efficity records €12,630 per m² in October 2026, in a range of €10,100 to €15,520. For a 100 m² flat, that is about €1,263,000. It is the most expensive of the six streets surveyed, and the De Ferla Panthéon agency is at number 13.

What is the price of a flat on rue Saint-Jacques?

Efficity records €12,370 per m² in October 2026, in a range of €9,750 to €15,530. For 100 m², that is about €1,237,000.

What is the price of a flat on rue Descartes or rue Mouffetard?

Efficity records €12,230 per m² on rue Descartes and €11,810 on rue Mouffetard in October 2026. For 100 m², that is about €1,223,000 and €1,181,000.

What is the price of a flat on rue Monge or rue Claude-Bernard?

Efficity records €11,900 per m² on rue Monge and €11,890 on rue Claude-Bernard in October 2026. For 100 m², that is about €1,190,000 and €1,189,000.

What are the districts of the 5th arrondissement?

There are four: Saint-Victor (60.4 ha), Jardin-des-Plantes (79.8 ha), Val-de-Grâce (70.4 ha) and Sorbonne (43.3 ha). The arrondissement covers 254 hectares.

Which streets are the most and least expensive in the 5th?

Among the six streets surveyed by Efficity, rue Gay-Lussac is the most expensive at €12,630 per m², and rue Mouffetard the least at €11,810. The €820 gap between those two averages is far smaller than the range within a single street, which is €5,030 to €6,670.

Are prices rising or falling in the 5th?

Sources disagree. PAP gives +0.2% over one year at 1 October 2026 and Efficity +0.7% in October 2026 for existing flats, while Qoridor shows −4% over two years. The periods and methods differ.

Does a balcony or terrace raise the price?

Published averages do not distinguish outdoor space. Floor, condition, fittings and address matter as much as the balcony or terrace. It is better to compare neighbouring properties on the same floor than to rely on an average.

What kinds of outdoor space are there in the 5th?

Balconies and terraces in apartment buildings, courtyards and a few gardens at garden level, and roof terraces on top floors. Houses are rare.

Are there houses in the 5th?

Very few. According to PAP, houses make up only 1% of the housing stock, and Qoridor considers the sales volume too low to publish a price. Efficity gives €14,720 per m², from €9,240 to €19,740.

What parks and gardens are there in the 5th?

The Jardin des Plantes (23.5 hectares), the Arènes de Lutèce and square Capitan, the Jardin Tino-Rossi on the Seine, and the Théodore-Monod, Paul-Langevin, René-Viviani and Saint-Médard squares. The Luxembourg garden, very close, is in the 6th.

Which metro lines serve the 5th?

Wikipedia lists eleven stations in the arrondissement, including Place Monge, Jussieu, Cluny-La Sorbonne, Maubert-Mutualité and Cardinal Lemoine. For a specific address, work out the walk to the station before viewing.

How do I get to the Jardin des Plantes?

By Jussieu and Gare d'Austerlitz stations, which border the garden. Several bus lines also serve it.

In "80 m² with a 15 m² terrace", is the terrace included?

No. The Carrez law does not count the terrace. A listing gives the living area, plus the outdoor space. The prices per m² on this page divide the price by the living area alone.

What should I check on a terrace in a co-ownership in the 5th?

The co-ownership rules must say whether the terrace is a private part or a common part with exclusive use for the lot. In an old building, also read the minutes to spot roof or façade work that has been voted or is coming.

Who pays for waterproofing work on a terrace?

It is set out in the co-ownership rules and in the minutes of the last three general meetings, which show work voted or planned. Covering a terrace needs a double-majority vote and may need planning permission.

Can a foreign buyer buy a flat in the 5th?

Yes. French law sets no nationality restriction on buying property. Local support remains useful for financing and tax, especially for non-residents.

Which De Ferla agencies cover the 5th?

Two agencies in the network are in the 5th: Panthéon, at 13 rue Gay-Lussac, and Monge, at 30 rue Monge. Their pages are on deferla.com, and the 5th is described for high-end properties in the arrondissement guide.
