Living with outdoor space in the 14th arrondissement of Paris
Parks, artists' villas, streets and prices in an arrondissement better read on a map of greenery than on a map of prices. Properties with a balcony, terrace or garden are at the foot of the page.
In brief
The 14th arrondissement (75014) has four administrative districts: Montparnasse, Parc-de-Montsouris, Petit-Montrouge and Plaisance. It covers 564 hectares. Published average prices for flats range from €9,140 to €9,485 per m² in October 2026 depending on the source. Three metro lines serve it, along with RER B and tram T3a, and Parc Montsouris, the Jardin de l'Observatoire and the park of the Cité internationale universitaire are all here.
The 14th arrondissement at a glance
The 14th runs from Montparnasse in the north to the city gates in the south. It had 134,370 residents according to the latest figure quoted by Wikipedia, dating from 2006, and its highest point reaches 81 metres. Boulevard du Montparnasse and its brasseries, La Closerie des Lilas, Le Dôme, La Rotonde, Le Select and La Coupole, give the district of the same name its identity.
The 14th is also an arrondissement of artists. Villa Seurat housed Chana Orloff, Blaise Cendrars, Henry Miller and Anaïs Nin. At villa d'Alésia, Henri Matisse had a studio at 37 bis and Édouard-Marcel Sandoz lived and worked at 2 bis. Modigliani worked on rue Campagne-Première, Calder on rue Daguerre and then rue Cels, and Giacometti on rue Hippolyte-Maindron. Beneath the arrondissement, the Paris Catacombs can be visited.
Parks, gardens and views
Parc Montsouris, about fifteen hectares with more than 1,400 trees according to Wikipedia, is the big open space of the south of the arrondissement. The Jardin de l'Observatoire, the park of the Cité internationale universitaire and the Jardin Atlantique, laid out above the tracks of Gare Montparnasse, make with it a chain of large open spaces. Jardin Marie-Thérèse-Auffray keeps remains of a Roman aqueduct.
Between the big avenues, the 14th keeps villas and courtyards. They have their own gardens, often invisible from the street, and this is where garden-level flats and houses are found. For anyone looking for outdoor space, a nearby park partly makes up for the lack of a private garden, and a balcony looks onto its surroundings: a park, a planted courtyard, a street or the sky. A view that is advertised, over a park or a landmark, is to be checked at a viewing, at several times of day.

Streets worth knowing
Four groups of streets give an idea of the 14th. The prices quoted come from Efficity, for each whole street, all buildings together.
- Rue Daguerre and rue Roger
- Rue de la Gaîté and boulevard du Montparnasse
- Rue d'Alésia and rue Raymond-Losserand
- Parc Montsouris, villa Seurat and the Cité universitaire
Rue Daguerre and rue Roger
Rue Daguerre is a shopping street, part of it pedestrianised. Efficity records €10,180 per m² in October 2026, in a range of €8,030 to €12,550, which is 10% above the arrondissement average. Rue Roger stands at €10,230 per m², from €7,670 to €12,450. The De Ferla Daguerre agency is at 53 rue Daguerre.
Rue de la Gaîté and boulevard du Montparnasse
Rue de la Gaîté, between Gare Montparnasse and its theatres, stands at €10,370 per m² in October 2026, from €7,820 to €12,590. That is 12% above the arrondissement average and 2% below the Raspail-Montparnasse area according to Efficity. Boulevard du Montparnasse, with its five brasseries, extends the area.
Rue d'Alésia and rue Raymond-Losserand
Rue d'Alésia is at €9,280 per m² in September 2026, from €7,470 to €11,350, which is 1% above the arrondissement average. Rue Raymond-Losserand is at €9,100 per m², from €7,150 to €11,230, which is 1% below. It is the most accessible of the five streets surveyed, and it includes villa d'Alésia.
Parc Montsouris, villa Seurat and the Cité universitaire
The Parc-de-Montsouris district covers 135.7 hectares around the park, boulevard Jourdan and the Cité internationale universitaire. Villa Seurat, its studios and its artists are close by. Tram T3a and RER B serve the area, and it is where views over the park are most likely to be found.
Transport and daily life
Three metro lines serve the arrondissement. Line 4 runs through Raspail, Denfert-Rochereau, Mouton-Duvernet, Alésia and Porte d'Orléans. Line 6 runs through Edgar Quinet, Raspail, Denfert-Rochereau and Saint-Jacques. Line 13 serves Porte de Vanves, Plaisance, Pernety and Gaîté as far as Montparnasse-Bienvenüe. RER B stops at Denfert-Rochereau, and tram T3a at Cité universitaire and Montsouris. Porte de Vanves hosts a flea market.
How prices vary
In the 14th, the gap between streets is visible: the five averages surveyed by Efficity run from €9,100 to €10,370 per m², while the range within a single street spans €3,880 to €4,780. Rue de la Gaîté is 12% above the arrondissement average, rue Daguerre and rue Roger 10% above, rue d'Alésia 1% above and rue Raymond-Losserand 1% below.

Buying a flat in the 14th arrondissement
The 14th mixes stone buildings, more recent buildings, villas and studios. Before buying with outdoor space, read the co-ownership rules, the minutes of the last three general meetings and the maintenance logbook: a balcony gets repaired, a terrace gets waterproofed, a façade gets renovated, and that work is voted on by the co-owners. In a residence built around a courtyard, the co-ownership may be separate from the one for the street building: that is where to ask for the documents. Include notary fees in the budget too.
Selling a flat in the 14th arrondissement
The 14th has many sales, and so many comparables. Your buyer has seen them, and will ask why your price sits above the street average. A balcony, a terrace, a garden or an open view must be shown in photos and measured: outdoor space is counted separately from the Carrez surface. The form at the foot of the page lets you ask for a valuation.
Questions about buying and selling in the 14th arrondissement
What notary fees should I expect in the 14th?
On an existing property, about 7 to 8% of the price, most of it transfer duties. On €600,000, that is around €42,000 to €48,000, on top of the price. The percentage is the same in every arrondissement.
Does the surface of a flat in the 14th have to be measured before buying?
The Carrez surface is compulsory in co-ownerships and appears in the listing and in the preliminary contract. An error of more than 5% in the buyer's disfavour gives a right to a price reduction, to be claimed within a year of the deed. Balconies and terraces do not count in that surface.
How long does it take to buy or sell in the 14th?
Allow two to three months in general between an accepted offer and signing at the notary: cooling-off period, buyer's loan, co-ownership documents, the city's pre-emption right. Finding the buyer or the property comes before that period.
Is my flat in the 14th subject to capital gains tax?
Not if it is your main home: it is exempt. For a second home or a let property, the gain is taxed at 19% plus social charges, with allowances depending on how long you have owned it. The income tax exemption is total after 22 years, and the social charges exemption after 30 years.
Frequently asked questions about the 14th arrondissement
What is the price per m² of a flat in the 14th?
Sources publish between €9,140 and €9,485 per m² for flats in October 2026: €9,485 at PAP, €9,191 from the 24-month DVF figures reported by Qoridor, €9,140 at Efficity. A 60 m² flat therefore comes to between €548,400 and €569,100.
What is the price of a flat on rue Daguerre?
Efficity records €10,180 per m² in October 2026, in a range of €8,030 to €12,550. For a 100 m² flat, that is about €1,018,000. The De Ferla Daguerre agency is at number 53 of this street.
What is the price of a flat on rue de la Gaîté?
Efficity records €10,370 per m² in October 2026, in a range of €7,820 to €12,590. For 100 m², that is about €1,037,000. It is the most expensive of the five streets surveyed.
What is the price of a flat on rue Roger?
Efficity records €10,230 per m² in October 2026, in a range of €7,670 to €12,450. For 100 m², that is about €1,023,000.
What is the price of a flat on rue d'Alésia or rue Raymond-Losserand?
Efficity records €9,280 per m² on rue d'Alésia and €9,100 on rue Raymond-Losserand in September 2026. For 100 m², that is about €928,000 and €910,000.
What are the districts of the 14th arrondissement?
There are four: Montparnasse (112.6 ha), Parc-de-Montsouris (135.7 ha), Petit-Montrouge (134.6 ha) and Plaisance (178.5 ha). The arrondissement covers 564 hectares.
Which streets are the most and least expensive in the 14th?
Among the five streets surveyed by Efficity, rue de la Gaîté is the most expensive at €10,370 per m², and rue Raymond-Losserand the least at €9,100. The €1,270 gap between those two averages is smaller than the range within a single street, which is €3,880 to €4,780.
Are prices rising or falling in the 14th?
Sources disagree. PAP gives +2.1% over one year at 1 October 2026, Efficity −1.1% in October 2026. The calculation methods differ, and one year is a short period to draw a conclusion from.
Does a balcony or terrace raise the price?
Published averages do not distinguish outdoor space. Floor, condition, fittings and address matter as much as the balcony or terrace. It is better to compare neighbouring properties on the same floor than to rely on an average.
What kinds of outdoor space are there in the 14th?
Balconies and terraces in apartment buildings, gardens at garden level in villas and courtyards, roof terraces on top floors, and a few houses.
Are there artists' villas and studios in the 14th?
Yes. Villa Seurat housed Chana Orloff, Blaise Cendrars, Henry Miller and Anaïs Nin, and villa d'Alésia Henri Matisse and Édouard-Marcel Sandoz. These groups often have their own gardens and their own co-ownership.
What parks and gardens are there in the 14th?
Parc Montsouris, the Jardin de l'Observatoire, the park of the Cité internationale universitaire, the Jardin Atlantique, Jardin Marie-Thérèse-Auffray, Jardin de l'Aqueduc, Jardin Françoise-Héritier and Jardin Vert-Tige, as well as squares such as Abbé-Migne or Auguste-Renoir.
Which metro lines serve the 14th?
Lines 4, 6 and 13, with Montparnasse-Bienvenüe as an interchange. RER B stops at Denfert-Rochereau, and tram T3a at Cité universitaire and Montsouris. For a specific address, work out the walk to the station before viewing.
How do I get to Parc Montsouris?
By tram T3a, stops Cité universitaire and Montsouris, or by RER B to Cité universitaire, whose exit opens onto boulevard Jourdan. Buses also run nearby, notably lines 21 and 88.
In "80 m² with a 15 m² terrace", is the terrace included?
No. The Carrez law does not count the terrace. A listing gives the living area, plus the outdoor space. The prices per m² on this page divide the price by the living area alone.
What should I check on a terrace in a co-ownership in the 14th?
The co-ownership rules must say whether the terrace is a private part or a common part with exclusive use for the lot. A residence built around a courtyard may have its own co-ownership, separate from the one for the street building.
Who pays for waterproofing work on a terrace?
It is set out in the co-ownership rules and in the minutes of the last three general meetings, which show work voted or planned. Covering a terrace needs a double-majority vote and may need planning permission.
Can a foreign buyer buy a flat in the 14th?
Yes. French law sets no nationality restriction on buying property. Local support remains useful for financing and tax, especially for non-residents.
