Living with outdoor space in the 15th arrondissement of Paris
Parks, streets, views and prices in the largest arrondissement of the capital, from Saint-Lambert to the Front de Seine. Properties with a balcony, terrace or garden are at the foot of the page.
In brief
The 15th arrondissement (75015) has four administrative districts: Saint-Lambert, Necker, Grenelle and Javel. It covers 848 hectares and had 229,472 residents in 2020 according to Wikipedia. Published average prices for flats range from €9,280 to €9,549 per m² in October 2026 depending on the source. Six metro lines serve it, and two large parks, André-Citroën and Georges-Brassens, lie within its boundaries.
The 15th arrondissement at a glance
The 15th is the most populous in Paris. It runs from Gare Montparnasse to the Seine. The lowest point in Paris is here, at 28 metres above sea level, and its highest point barely exceeds 60 metres: the relief is modest, and the view depends mostly on the height of the building.
The buildings are varied. The Front de Seine, developed in the 1970s, lines the river with towers, next to the Beaugrenelle shopping centre. Inter-war social housing can be seen on rue de la Saïda and rue des Quatre-Frères-Peignot. Artists' studios remain at villa Santos-Dumont, home of La Ruche, and at square Desnouettes, where twenty-five studios occupy two 1930s buildings.
Parks, gardens and views
The large open spaces set the pace of the 15th. Parc André-Citroën, opened in 1992 on the former Citroën factory site, covers 14 hectares beside the Seine. It has two large greenhouses, one for exotic plants and one for Mediterranean plants, and a captive balloon that rises to 150 metres. Parc Georges-Brassens, 8.7 hectares on the site of the old Vaugirard slaughterhouses, keeps a 1,200 m² vineyard planted with 700 pinot noir vines, and holds a second-hand and antiquarian book market every weekend.
Between the two, Jardin Atlantique sits above the tracks of Gare Montparnasse. Square Saint-Lambert was laid out with the Camille-Sée school on the site of the former Vaugirard gasworks. Jardin d'Alleray, Jardin Bargue-Platon and square Violet complete the list. Île aux Cygnes, one of the three islands of the Seine in Paris, carries the allée des Cygnes.
For anyone looking for outdoor space, these places count twice. A balcony or terrace looks onto its surroundings: a park, a planted courtyard, a street or the sky. And a nearby park partly makes up for the lack of a private garden. The Front de Seine towers line the river, and Efficity describes, at the addresses surveyed on rue Lecourbe and rue de Vaugirard, buildings of 7 to 9 floors built between 1950 and 1990. A view that is advertised, over a park or a landmark, is to be checked at a viewing, at several times of day.

Transport and daily life
Six metro lines serve the arrondissement: 4, 6, 8, 10, 12 and 13, with 22 stations. Line 12 runs through Volontaires, Vaugirard, Convention and Porte de Versailles. Line 8 runs through Commerce, Félix Faure, Boucicaut, Lourmel and Balard. Line 10 serves Javel-André-Citroën. RER C stops at Javel and Pont du Garigliano, tram T3a at Pont du Garigliano, Georges Brassens and Brancion, and the Batobus river boat at Beaugrenelle. Buying a flat in the 15th arrondissement
The 15th is large, and its buildings range from stone built before 1950 to towers from the 1970s. Before buying with outdoor space, read the co-ownership rules, the minutes of the last three general meetings and the maintenance logbook: a balcony gets repaired, a terrace gets waterproofed, a façade gets renovated, and that work is voted on by the co-owners. Include notary fees in the budget too.
Selling a flat in the 15th arrondissement
The 15th has many sales, and so many comparables. Your buyer has seen them, and will ask why your price sits above the street average. A balcony, a terrace, a high floor or an open view must be shown in photos and measured: outdoor space is counted separately from the Carrez surface. The form at the foot of the page lets you ask for a valuation.
Questions about buying and selling in the 15th arrondissement
What notary fees should I expect in the 15th?
On an existing property, about 7 to 8% of the price, most of it transfer duties. On €600,000, that is around €42,000 to €48,000, on top of the price. The percentage is the same in every arrondissement.
Does the surface of a flat in the 15th have to be measured before buying?
The Carrez surface is compulsory in co-ownerships and appears in the listing and in the preliminary contract. An error of more than 5% in the buyer's disfavour gives a right to a price reduction, to be claimed within a year of the deed. Balconies and terraces do not count in that surface.
How long does it take to buy or sell in the 15th?
Allow two to three months in general between an accepted offer and signing at the notary: cooling-off period, buyer's loan, co-ownership documents, the city's pre-emption right. Finding the buyer or the property comes before that period.
Is my flat in the 15th subject to capital gains tax?
Not if it is your main home: it is exempt. For a second home or a let property, the gain is taxed at 19% plus social charges, with allowances depending on how long you have owned it. The income tax exemption is total after 22 years, and the social charges exemption after 30 years.
Frequently asked questions about the 15th arrondissement
What is the price per m² of a flat in the 15th?
Sources publish between €9,280 and €9,549 per m² for flats in October 2026: €9,549 at PAP, €9,472 from the 24-month DVF figures reported by Qoridor, €9,280 at Efficity. A 60 m² flat therefore comes to between €556,800 and €572,940.
What is the price of a flat on rue de Vaugirard?
Efficity records €9,580 per m² in October 2026, in a range of €7,640 to €11,650. For a 100 m² flat, that is about €958,000. It is an estimate, not a recorded sale.
What is the price of a flat on rue de la Convention?
Efficity records €9,470 per m² in October 2026, in a range of €7,820 to €11,200. For 100 m², that is about €947,000. The De Ferla Convention agency is at number 237.
What is the price of a flat on rue Lecourbe?
Efficity records €9,610 per m² in October 2026, in a range of €7,690 to €11,730. For 100 m², that is about €961,000. The De Ferla Sèvres-Lecourbe agency is at number 19.
What is the price of a flat on rue du Commerce?
Efficity records €10,230 per m² in September 2026, from €8,260 to €12,320, which is 9% above the arrondissement average. For 100 m², that is about €1,023,000.
What are the districts of the 15th arrondissement?
There are four: Saint-Lambert, Necker, Grenelle and Javel. Saint-Lambert covers 283.1 hectares and is the most populous in Paris. The arrondissement covers 848 hectares.
Which streets are the most and least expensive in the 15th?
Among the seven streets surveyed by Efficity, rue du Commerce is the most expensive at €10,230 per m², and rue de la Croix-Nivert the least at €9,380. The €850 gap between those two averages is smaller than the range within a single street, which is €3,350 to €4,060.
Are prices rising or falling in the 15th?
Sources disagree. PAP gives +0.9% over one year at 1 October 2026, Efficity −0.5% in October 2026, and Qoridor −4.4% over two years for flats. The calculation methods differ, and the periods are not the same.
Does a balcony or terrace raise the price?
Published averages do not distinguish outdoor space. Floor, condition, fittings and address matter as much as the balcony or terrace. It is better to compare neighbouring properties on the same floor than to rely on an average.
What kinds of outdoor space are there in the 15th?
Balconies and terraces in apartment buildings, gardens at garden level, and a few houses or artists' studios with a courtyard.
What parks and gardens are there in the 15th?
Parc André-Citroën (14 hectares), Parc Georges-Brassens (8.7 hectares), Jardin Atlantique, Jardin d'Alleray, Jardin Bargue-Platon, the Saint-Lambert and Violet squares, and the allée des Cygnes on the Île aux Cygnes.
Which metro lines serve the 15th?
Lines 4, 6, 8, 10, 12 and 13, with 22 stations in the arrondissement. RER C stops at Javel and Pont du Garigliano, and tram T3a at Georges Brassens and Brancion, among others. For a specific address, work out the walk to the station before viewing.
How do I get to Parc Georges-Brassens?
By line 13 to Porte de Vanves, by line 12 to Convention, or by tram T3a, stops Georges Brassens and Brancion. The main entrance is at 2 place Jacques-Marette.
How do I get to Parc André-Citroën?
By line 10 to Javel-André-Citroën, by line 8 to Lourmel or Balard, by RER C to Javel or Pont du Garigliano, or by tram T3a to Pont du Garigliano.
In "60 m² with a 12 m² balcony", is the balcony included?
No. The Carrez law counts neither balconies nor terraces. A listing gives the living area, plus the outdoor space. The prices per m² on this page divide the price by the living area alone.
What should I check on a balcony or terrace in a co-ownership in the 15th?
The co-ownership rules must say whether the space is a private part or a common part with exclusive use for the lot. In a building from the 1970s, also read the general meeting minutes to spot waterproofing or façade work that has been voted or is coming.
Who pays for façade or waterproofing work?
It is set out in the co-ownership rules and in the minutes of the last three general meetings, which show work voted or planned. Covering a terrace needs a double-majority vote and may need planning permission.
Can a foreign buyer buy a flat in the 15th?
Yes. French law sets no nationality restriction on buying property. Local support remains useful for financing and tax, especially for non-residents.
