Paris 15th: green spaces, buildings and outdoor space
The most populous arrondissement in Paris offers mostly balconies, a few terraces and views over parks. Here is what the listings show.
At a glance
On 13 October 2026, 26 properties in the selection have an outdoor space in the 15th, which makes it, after the 14th, the second arrondissement of the selection. Most have a balcony; a few have a terrace, a garden or a courtyard. Prices and properties for sale are on the Paris 15th page.
Parks on former industrial sites
The 15th has four administrative districts: Saint-Lambert, Necker, Grenelle and Javel. Its parks are recent and occupy former sites. Parc Georges-Brassens was laid out on the site of the old Vaugirard slaughterhouses, Parc André-Citroën on that of the Citroën factories, with the Ballon de Paris. The Jardin Atlantique covers the platforms of Montparnasse station. The 15th's Petite Ceinture, a former railway line, has been partly turned into a green walkway since 2013, and the Gibran-Khalil-Gibran promenade runs along the Seine.
Several listings in the selection name these parks: a three-room flat with a 9 m² terrace near Parc Georges-Brassens, a long balcony with a view of the park in Saint-Lambert, a balcony with a park view in a four-room flat. A view over a public park is an asset, but it is not guaranteed over time: check the state of the planting and any projects nearby.
An arrondissement of mixed sizes and periods
The 15th mixes Haussmann buildings, early 20th-century cut-stone buildings, 1970s residences and the Front de Seine towers. Outdoor spaces change with the period: long balconies of the 1930s, loggias of the 1970 towers, workshop courtyards. The Front de Seine, built in the 1970s, has high-floor flats with a loggia: one listing offers a 98 m² Carrez flat on the 27th floor with a 10 m² loggia.
La Ruche and square Desnouettes keep buildings and artists' studios. Studio estates, like residences around a courtyard, often have their own co-ownership: their charges and works are not those of the building next door.
What the listings show
Of the 26 properties with outdoor space in this selection, the listing declares a balcony for 14 properties, a terrace for 7, a garden or land for 1 and a courtyard or patio for 1; some combine several, and others describe theirs in the text only. 1 is new and 3 need renovation. The most common energy rating is D (9 properties), ahead of E (5). These shares describe the stock on 13 October 2026, not the market as a whole; they change with every sale. Asking prices run from €299,000 to €1,990,000, with a median of €719,500 (agency fees paid by the buyer).
The arrondissement has the lowest median asking price of the Paris arrondissements in the selection, partly because of the size of the properties: many two- and three-room flats. A 28 m² two-room flat with a 12 m² private courtyard on rue Rosenwald is offered at under €300,000, a 79 m² Carrez four-room flat with a 120 m² terrace in Saint-Lambert at about €1,049,000.
Reading the aspect and the height
In the 15th, the height of the floor matters as much as the orientation. A balcony on the 8th floor overlooks the rooftops and gets the light; a balcony on the 2nd floor depends on the trees and the building opposite. Ask for the plan showing north. For a very high floor, as at Front de Seine, check the lift, its maintenance and the wind.
What the co-ownership says
In 1970s residences, charges and facade works are often substantial. The minutes of the last three general meetings say whether a facade renovation or a waterproofing repair is voted. For a concrete balcony, check the condition of the slab and the railing. The co-ownership checks guide lists the documents to gather.
Two outdoor spaces, two uses
A 28 m² two-room flat with a 12 m² private courtyard on rue Rosenwald is offered at €299,000, which is €10,600 per m². A 228 m² house with two terraces and a separate studio flat in Necker is offered at €1,990,000, which is €8,740 per m². The first is a small home that opens onto a corner of open air; the second a town house, rare in Paris. The higher price per m² of the small property comes from its size, not its outdoor space alone.
Frequently asked questions
Are there gardens in the 15th?
Yes, a small number. A 44 m² two-room flat has a 75 m² garden near Convention station, and an 86 m² four-room flat has a 12 m² terrace on a garden near Commerce.
Is a loggia in a Front de Seine tower a real outdoor space?
Yes, it is a set-back space open on one side, here 10 m². It is not in the Carrez surface if it is open. See the loggia and courtyard page.
Is Parc Georges-Brassens noisy?
A neighbourhood park draws crowds on fine days. View at the weekend, at the hour you expect to use your terrace.
Which floors get the most light?
High floors, generally. But top floors are more exposed to wind and heat. View in summer and winter if you can.
