Outdoor space in Provence-Alpes-Côte d'Azur

Terraces in Marseille, country houses around Aix, villas in the Var and Menton: the region offers more sun and more land than Paris, with prices running from under €2,300 to over €6,000 per m² depending on the commune. Properties with a balcony, terrace or garden are at the foot of the page.

In brief

The Provence-Alpes-Côte d'Azur region (PACA) has six départements and 5,081,101 inhabitants in 2019 over 31,400 km², according to Wikipedia. Average flat prices at PAP in October 2026 are €3,380 per m² in the Bouches-du-Rhône, €3,766 in the Var and €4,897 in the Alpes-Maritimes. The fifteen properties on this page are in Marseille, the Aix area, the Var and Menton.

The region at a glance

Wikipedia describes a region with 700 kilometres of coastline, 2,700 to 3,000 hours of sunshine a year, four national parks and eight regional nature parks. Marseille is the regional prefecture. The relief runs from the Calanques, limestone cliffs west of the coast, to the Mercantour in the east, by way of the Luberon, the Verdon gorges and the Camargue.

This page covers three départements: the Bouches-du-Rhône, with Marseille and the Aix area, the Var, with Le Lavandou and Saint-Aygulf, and the Alpes-Maritimes, with Menton. The TGV links Marseille to Paris in about 3 h 30 since the LGV Méditerranée opened in 2001, according to Wikipedia. Nice and Toulon-Hyères airports serve the coast.

Parks, gardens and views

Marseille has 877,215 inhabitants in 2022 over 240.62 km². The Parc national des Calanques, created in 2012, covers 11,100 hectares on land and 141,300 hectares at sea, between Marseille, Cassis and La Ciotat. The Prado beaches, officially the Gaston-Defferre beaches, were built with spoil from the metro tunnels, and the city also has the Catalans, Pointe-Rouge and Prophète beaches.

Around Aix-en-Provence, the Sainte-Victoire mountain borders the east of the city, and the Trévaresse range the west. Menton is known for its lemons and its Fête du Citron, held on the last three weekends of February, and for its gardens: the Serre de la Madone, the Val Rahmeh botanical garden, the Jardin des Romanciers at Fontana Rosa, and the Palais Carnolès garden, which holds, according to Wikipedia, France's main citrus collection.

Le Lavandou has twelve sandy beaches and faces the Îles d'Or: Levant, Port-Cros and Bagaud. The commune lies at the foot of the Maures massif and has more than twelve kilometres of coastline. In Fréjus, more than half the territory is natural space, mostly the Esterel forest, and the beach stretches about six kilometres from Saint-Aygulf to Saint-Raphaël.

Here, outdoor space is judged on site. A terrace should be visited at several times of day, and a stated view of the sea or of the Sainte-Victoire should be checked at the viewing. For a house near wooded massifs, ask at the town hall about brush-clearing obligations, which apply in many communes of the region.

Towns worth knowing

Four groups of towns give an idea of the region. The prices quoted come from PAP (DVF and PAP, 1 October 2026, unless stated otherwise) and from Efficity, for each whole commune, all districts together.

Towns covered on this page

Marseille

PAP gives €3,249 per m² for flats in Marseille and €4,928 for houses. The arrondissements depart widely from that average: the 2nd is at €3,293 at PAP (Efficity €3,430, from €2,250 to €4,820), the 6th at €3,902 with +4.2% over one year (Efficity €3,880, from €2,910 to €5,310), and the 8th at €4,314 with −1.5% (Efficity €4,470, from €3,320 to €6,300).

In the 6th and 8th arrondissements, houses cost more than flats: PAP gives €8,086 per m² for houses in the 8th, Efficity €6,650, and €5,880 for those in the 6th. The city has two metro lines, over 21.5 kilometres and 30 stations, and three tram lines, opened in 2007. The 2nd holds La Joliette. Saint-Charles station, opened in 1848, has received the TGV since 1981.

Aix-en-Provence and Venelles

Aix-en-Provence has 147,933 inhabitants in 2022 over 18,608 hectares. PAP gives €4,840 per m² for flats and €6,451 for houses, Efficity €5,050 for flats, from €3,550 to €7,210, with +2.4%, and €5,530 for houses, with +1.9%. Wikipedia places the city between the Sainte-Victoire to the east and the Trévaresse to the west, and notes that Paul Cézanne lived there all his life. The TGV station is about 18 kilometres from the centre, on the Arbois plateau.

Les Milles is a village near Aix, with an aerodrome. Venelles, about 6 kilometres north of Aix, has 8,420 inhabitants in 2022. PAP gives €4,827 for flats and €4,905 for houses there, with −6.6% over one year, at 1 August 2026. The commune sits on a hill, at 300 to 360 metres, with its own exit on the A51, and its station closed in the 1990s: the nearest are Meyrargues and Aix.

Trets, Rognes, Alleins and Roquevaire

Trets has 10,933 inhabitants in 2022, at the foot of Mont Olympe and south of the Sainte-Victoire. PAP gives €3,400 for flats and €4,256 for houses. Wikipedia counts about 25 minutes to Aix and 45 minutes to Marseille.

Rognes has 4,640 inhabitants, 21 kilometres from Aix and 45 kilometres from Marseille, with the Trévaresse range to the south and a stone quarried since Roman times. PAP gives €3,252 for flats and €4,551 for houses, with −14.4% over one year, at 1 August 2026. Alleins has 2,833 inhabitants, in the Aix-Marseille-Provence metropolis, and PAP gives €2,264 for flats and €3,682 for houses. Roquevaire has 8,823 inhabitants, along the Huveaune, with a 12th-century Romanesque chapel listed as a historic monument: PAP gives €2,831 for flats and €4,746 for houses, with −9.6% over one year, at 1 September 2026.

Le Lavandou, Saint-Aygulf and Menton

Le Lavandou is the most expensive commune on the page: PAP gives €6,125 per m² for flats and €9,605 for houses, Efficity €6,020 for flats, from €4,420 to €8,990, with −1.7%, and €7,770 for houses, from €4,540 to €12,720, with −6.9%. The commune has 6,431 inhabitants in 2022 over 3,005 hectares.

Saint-Aygulf is a seaside resort south-west of Fréjus, separated from the centre by the Argens plain, and its development in the late 19th century owes something to the painter Carolus-Duran. PAP gives prices for Fréjus as a whole: €4,286 for flats and €4,765 for houses, Efficity €4,360 and €4,740. Menton, 30,326 inhabitants in 2022, is at €5,060 for flats at PAP and €5,410 for houses, Efficity €5,680 with +9.2% for flats and €5,900 with −3.8% for houses. The Italian border at Ventimiglia is 11 kilometres away, and Monaco 7 kilometres.

Transport and daily life

In a region this large, distance to the big cities counts as much as the service. In Marseille, the metro and tram serve the central arrondissements, and in Aix the TGV station is far from the centre. Venelles has had no station since the 1990s, and Wikipedia mentions no station in Roquevaire. Trets is about 25 minutes from Aix and 45 minutes from Marseille, Rognes 21 kilometres from Aix. Menton has its station, with trains to Ventimiglia and to Nice via Monaco. Allow for the journey before viewing, at the times you will actually make it.

How prices vary

Across the region, the gaps are wide: the flat averages on the page run from €2,264 in Alleins to €6,125 in Le Lavandou, 2.7 times as much. The départements sit in between, at €3,380 in the Bouches-du-Rhône, €3,766 in the Var and €4,897 in the Alpes-Maritimes. Le Lavandou is 63% above the Var average, Aix-en-Provence 43% and the 8th arrondissement of Marseille 28% above that of the Bouches-du-Rhône, while Alleins is 33% below.

For houses, the gap is even wider: PAP gives €9,605 per m² in Le Lavandou, 2.3 times the Var average (€4,150), and €8,086 in the 8th arrondissement of Marseille, 1.9 times that of the Bouches-du-Rhône (€4,233).

Buying in Provence-Alpes-Côte d'Azur

The region mixes old town-centre buildings, seafront residences, country houses, villas and village houses. Before buying with outdoor space, read the co-ownership rules, the minutes of the last three general meetings and the maintenance logbook. For a house, check the plot, the easements and the local urban plan rules, and, near the coast or the massifs, ask about the local planning rules. Include notary fees in the budget too.

Selling in Provence-Alpes-Côte d'Azur

Comparables vary a great deal from one commune to another, sometimes from one district to another. Your buyer has seen them, and will ask why your price sits above the average. A terrace, a garden or a view must be shown in photos and measured: for a flat, outdoor space is counted separately from the Carrez surface. The form at the foot of the page lets you request an estimate.

Questions about buying and selling in Provence-Alpes-Côte d'Azur

What notary fees should I expect in Provence-Alpes-Côte d'Azur?

On an existing property, about 7 to 8% of the price, most of it transfer duties. On €400,000, that is around €28,000 to €32,000, on top of the price. The percentage is the same in every commune of the region.

Does the surface of a property have to be measured before buying?

The Carrez surface is compulsory for a flat in a co-ownership and appears in the listing and in the preliminary contract. An error of more than 5% in the buyer's disfavour gives a right to a price reduction, to be claimed within a year of the deed. Balconies and terraces do not count in that surface. It does not apply to detached houses: ask for the plan and the detail of the rooms and outbuildings.

How long does it take to buy or sell in Provence-Alpes-Côte d'Azur?

Allow two to three months in general between an accepted offer and signing at the notary: cooling-off period, buyer's loan, file documents, the town's pre-emption right. Finding the buyer or the property comes before that period.

Is my property in Provence-Alpes-Côte d'Azur subject to capital gains tax?

Not if it is your main home: it is exempt. For a second home or a let property, the gain is taxed at 19% plus social charges, with allowances depending on how long you have owned it. The income tax exemption is total after 22 years, and the social charges exemption after 30 years.

Are prices rising or falling in the region?

Sources vary by place. PAP gives +2.6% over one year for the Bouches-du-Rhône, +0.4% for the Var and +2.4% for the Alpes-Maritimes. Communes behave very differently: −14.4% in Rognes, −6.6% in Venelles, +4.2% in the 6th arrondissement of Marseille.

Does a balcony or terrace raise the price?

The published averages do not distinguish outdoor space. Floor, condition, fittings and address count as much as the balcony or terrace. It is better to compare neighbouring properties on the same floor than to rely on an average.

What kinds of outdoor space are there in the region?

Terraces and balconies in town flats, gardens around houses in the Aix area and the Var, and terraces with views in coastal communes. Houses are more common than in Paris, especially outside town centres.

What are house prices in the region?

Which parks, massifs and beaches are there near these communes?

The Parc national des Calanques and the Prado beaches in Marseille, the Sainte-Victoire mountain and the Trévaresse around Aix, the Maures massif and the Îles d'Or at Le Lavandou, the Esterel at Fréjus, and the gardens of Menton.

How long does the TGV take from Paris to Marseille?

According to Wikipedia, the LGV Méditerranée, opened in 2001, puts Marseille about 3 h 30 from Paris. The Aix-en-Provence TGV station is about 18 kilometres from the centre of Aix.

In "80 m² with a 15 m² terrace", is the terrace included?

No. The Carrez law does not count the terrace. A listing gives the living surface, plus the outdoor space. The per-m² prices on this page divide the price by the living surface alone.

What should I check on a garden or terrace in a co-ownership?

The co-ownership rules should say whether the space is private or a common part whose lot has exclusive use. For a ground-floor garden, also check who maintains it and what the deed allows to be built on it.

Who pays for waterproofing work on a terrace?

It is written in the co-ownership rules and in the minutes of the last three general meetings, which show the work voted or planned. Covering a terrace requires a double-majority vote and may need planning permission.

Can a foreign buyer buy in Provence-Alpes-Côte d'Azur?

Yes. French law sets no nationality restriction on buying property. Local support remains useful for financing and tax, especially for non-residents.

The network's eight agencies are in Paris, none in the region. For a property in Provence-Alpes-Côte d'Azur, the simplest route is the form on this page: the De Ferla team calls you back. The Paris agencies are presented on deferla.com and luxury-real-estate-paris.com.
