Terraces, villas and pools in Provence and on the coast

Between the calanques of Marseille and the coast at Menton, the selection has fifteen properties, from flats with a balcony to villas with a pool.

At a glance

On 13 October 2026, 15 properties in the selection are in Provence-Alpes-Côte d'Azur: ten houses and five flats, in Marseille, Aix-en-Provence and its surroundings, the Var and Menton. The Provence-Alpes-Côte d'Azur page presents the properties for sale.

A climate that makes the outdoors a room

Sun and mild weather for much of the year give the terrace, the pool and the garden almost daily use. The mistral, a cold dry wind from the north, blows mostly in Provence: a well-sheltered terrace changes its use as much as its orientation does. In Marseille, the calanques, between the city and Cassis, form a protected landscape that borders several southern districts, such as Les Goudes and Montredon.

What the listings show

Of the 15 properties with outdoor space in this selection, the listing declares a terrace for 7 and a garden or land for 8; some combine several, and others describe theirs in the text only. 1 is new and 1 needs renovation. The most common energy rating is C (8 properties), ahead of A (5). These shares describe the stock on 13 October 2026, not the market as a whole; they change with every sale. Asking prices run from €189,000 to €3,900,000, with a median of €997,000 (agency fees paid by the buyer).

Prices range from under €200,000 for a three-room flat with a shared terrace in Roquevaire to nearly €4 million for a new villa with a sea view in Le Lavandou. A 1.4-hectare estate to renovate in Aix-en-Provence is shown without a displayed price.

Marseille

The selection has five properties in Marseille. In Les Goudes, a 120 m² house has a garden. In Montredon, a 133 m² rooftop duplex has a sea view. In the 6th arrondissement, a new 134 m² villa has a garden and a new 130 m² duplex has a terrace. In the 2nd, near the Old Port, an 89 m² four-room flat has a balcony.

Aix-en-Provence and surroundings

In Trets, a 220 m² villa stands on 8,250 m² with a view of Sainte-Victoire. In Venelles, a 272 m² villa has an infinity pool. In Rognes, a 250 m² villa has 150 m² of outbuildings. In Alleins, a 339 m² village house has a pool. In Les Milles, a 49 m² two-room flat has a balcony. In Roquevaire, a 69 m² three-room flat has a shared terrace.

On the coast

In Menton, a 327 m² architect-designed villa has a sea view. In Le Lavandou, a new 250 m² villa also has a sea view. In Saint-Aygulf, in the commune of Fréjus, a 196 m² villa has an outbuilding and a pool.

Reading the aspect

A sea view is checked on the viewing: height of the terrace, neighbouring vegetation, building projects below. For a garden or pool, the mistral, the shade of pines and the slope of the land count as much as the size. In Marseille, street noise can contrast with the calm of a calanque a few hundred metres away.

What the rules say

For a villa, look at the local planning document: ground coverage, pool, outbuildings. Near the coast, the Littoral law governs building close to the shoreline. In a wooded massif, brush-clearing obligations may apply: ask the town hall. For a flat or a shared terrace, read the co-ownership rules; see co-ownership checks.

Two outdoor spaces, two uses

A 133 m² rooftop duplex with a sea view, in Montredon (Marseille 8th), is offered at €995,000, which is €7,480 per m². A 220 m² villa on 8,250 m² with a view of Sainte-Victoire, in Trets, is offered at €1,099,000, which is €5,000 per m². The first is a rooftop in town; the second is a large plot in the countryside.

Frequently asked questions

Does the mistral get in the way of a terrace?

It can, depending on orientation and shelter. A terrace sheltered by buildings or vegetation is easier to live on.

Should I worry about fires?

For a villa in a wooded massif, brush-clearing obligations may apply. The town hall can advise.

Is a sea view guaranteed?

No. What is seen today can be hidden by a new building. Find out about building permits filed around the property.

Where can I find market prices?

The asking prices of our properties are on the region page; market prices are cited there with their source.
