Outdoor space in the other Paris arrondissements
A townhouse with a terrace on rue de Rivoli, a top-floor flat with a long balcony near the Opéra, a loft-style triplex in Les Ternes, a workshop with a terrace in Belleville: eight arrondissements, one or two listings each. The properties are listed at the bottom of the page.
In brief
Eleven properties with declared or described outdoor space are for sale in eight arrondissements that have no page of their own: the 1st, 2nd, 9th, 10th, 11th, 17th, 18th and 20th. Asking prices run from €251,000 to €3,850,000. This page gives no price per m² by arrondissement: the 5th, 6th, 7th, 8th, 14th, 15th and 16th each have a page with sourced prices, and these eight do not have enough listings to draw a reading from.
What the listings show
Outdoor space varies a great deal from one arrondissement to the next, and the listings show it.
In the 1st, a home of about 300 m² on four levels, on rue de Rivoli, opens both suites onto a 28 m² terrace (page). In the 2nd, two very different flats: a three-room top-floor flat with a long balcony near the Opéra Garnier (page), and a four-room first-floor flat over a courtyard with direct, private access to the building's courtyard, near Montorgueil (page).
In the 9th, a corner five-room flat of 159 m² Carrez on the second floor, with a long balcony (page). In the 10th, a family flat to refresh on rue du Faubourg-Saint-Denis, with two small balconies (page). In the 11th, a dual-aspect three-room flat near Nation, with a 12 m² south-facing balcony (page).
In the 17th, two large properties: a 250 m² seven-room flat with a long balcony in Plaine-Monceau (page) and a 161 m² Carrez loft-style triplex with a 32.56 m² planted terrace in Les Ternes (page). In the 18th, a 105 m² top-floor duplex with two long balconies, 30 m² of outdoor space in all (page). In the 20th, a 28.64 m² garden-level studio over the gardens of a residence (page) and a 188 m² duplex workshop with an 11 m² terrace, for mixed use (page).

Reading outdoor space in a Paris listing
Three terms recur in these listings and do not mean the same thing. A long balcony (balcon filant) runs along the façade and serves several rooms. A small balcony (balconnet) is a small projection in front of a window, usually with a railing, where you can stand. A garden-level flat (rez-de-jardin) opens onto a garden or courtyard: its value depends on what surrounds it and who has access.
The stated area is the living area, and the outdoor space comes on top. The Carrez law does not count balconies, loggias or, in practice, terraces. When a listing says “80 m² with a 15 m² terrace”, the 15 m² are not in the 80. The prices per m² on this page and on the property pages divide the price by the living area alone.
Price benchmarks
The prices in the list below are asking prices set by sellers, with agency fees paid by the buyer, not recorded sales. The properties are too different to compare with an average: a 28 m² garden-level studio in the 20th and a 300 m² home in the 1st do not have the same buyers or the same criteria. To place a price, compare the property with nearby listings of the same size and condition, then check the averages published by PAP, Efficity or Qoridor for the arrondissement concerned.
Questions about these arrondissements
Why are these eight arrondissements grouped together?
Each has only one or two listings with outdoor space. A separate page would not give enough material for sourced prices per m². The arrondissements with more listings have their own page: the 5th, 6th, 7th, 8th, 14th, 15th and 16th.
In “80 m² with a 15 m² terrace”, is the terrace included?
No. The Carrez law does not count the terrace. The listing states the living area, plus the outdoor space. Always ask for the measurement certificate.
What should I check on a terrace or courtyard in a co-ownership?
The co-ownership rules must say whether the terrace or courtyard is a private part, or a common part that the lot has exclusive use of. Also read the minutes of the last three general meetings to spot waterproofing, roof or façade works voted or planned.
What does energy class F mean for a purchase?
Class G homes can no longer be let since 2025. The ban extends to class F homes from 2028 and class E homes from 2034. Two properties on this page are class F: a flat in the 2nd arrondissement and the studio in the 20th. If you are buying to let, cost the works before the offer.
What does “price on request” mean?
No listing on this page is concerned. Elsewhere on the site, “price on request” means the seller does not publish a price: you have to ask for it with the form on the property page.
How do I visit a property?
Open the property page and fill in the form with its reference. The De Ferla team calls you back Monday to Saturday, 9 am to 7 pm. You can also call the agency on +33 1 83 79 10 70.
