Method and sources

Where prices come from, how a property enters the selection, how outdoor spaces are counted and how corrections are recorded.

At a glance

The selection gathers the listings of the De Ferla agency network whose record declares or describes an outdoor space. Property prices are asking prices, agency fees paid by the buyer. Market prices per square metre come from public sources cited and dated on each area page. On 13 October 2026, the selection holds 197 properties.

How a property enters the selection

A property is here if its listing declares a balcony, terrace, garden, land, courtyard or patio among its rooms and annexes, or if its description mentions one. When the outdoor space only appears in the text, the property page says “according to the listing”, because its size and status are not stated.

The selection does not include every property in the network: those without a declared or described outdoor space are left out. Exact addresses are never published, only the town or district.

Asking prices and market prices

Asking price. The price shown in the listing. It comes before negotiation. The agency fees are paid by the buyer; their amount is on each property page. Notary’s fees are estimated at 7% to 8% of the price for existing property, and at the stated amount for new build.

Asking price per square metre. Calculated on the living area in the listing. The area tables give the median for flats. The outdoor surface is not included.

Market price. Area pages cite public sources where they exist for the area: PAP, Efficity, with their date. When no reliable source exists for an area, the page shows no comparison.

Energy diagnostic

Property pages take the DPE rating from the listing. When the displayed value does not match the rating, the page keeps the rating and points out the gap. The rules banning the letting of homes rated G since 2025, F from 2028 and E from 2034 are recalled on the pages concerned.

Contradictions in listings

When a listing gives two surfaces, two room counts or a floor that do not agree, the page keeps the best-documented value and says so in its note. If two listings seem to describe the same property, the two pages refer to each other.

Freshness and life cycle of pages

Each page shows its update date. The property tables show the date the listings were collected. A page for a property that has sold stays online for thirty days marked “sold”, then redirects to the area page.

Corrections log

No substantial correction has been made since publication on 14 October 2026. Future corrections will be recorded here with their date.

Frequently asked questions

Are the outdoor surfaces checked?

They are taken from the listing and are not measured by the site. When a listing gives no surface, the page does not invent one. Have it confirmed by a survey before an offer.

Why do some areas have no market price?

Because no reliable, dated public source was found for that area. The page then shows only the asking prices of the listings.

Do the photos show the property?

The photos come from the network’s listings. They show the property as the seller presented it. A viewing is still necessary.

How often are the listings collected?

The date of the last collection is shown on each area page. Property pages show their update date.
