Living with outdoor space in the 16th arrondissement of Paris

The Bois de Boulogne, the Trocadéro gardens, wide avenues and private villas: the arrondissement of western Paris is best read through its open spaces. Properties with a balcony, terrace or garden are at the foot of the page.

In brief

The 16th arrondissement (75016) has four administrative districts: Auteuil, La Muette, Porte-Dauphine and Chaillot. It covers 791 hectares, excluding the Bois de Boulogne, and had 153,920 residents in 2006 according to Wikipedia. Published average prices for flats range from €10,840 to €11,028 per m² in October 2026 depending on the source. Five metro lines serve it, along with RER C, and the Bois de Boulogne, the Trocadéro gardens and the Ranelagh garden are all here.

The 16th arrondissement at a glance

The 16th lies between the Seine, the western gates of the city and the Bois de Boulogne. It brings together the former villages of Chaillot, Passy and Auteuil, the last two annexed to Paris in 1860, and its highest point reaches 67 metres. Avenue Foch, avenue Victor-Hugo, avenue Mozart and avenue Kléber, rue de Passy and rue d'Auteuil form its main axes.

The arrondissement is read district by district. Chaillot and the Trocadéro centre on the Palais de Chaillot, which replaced in 1935 the palace built for the 1878 Exposition universelle. Porte-Dauphine follows avenue Foch, opened in 1854 as avenue de l'Impératrice. La Muette and Passy keep the layout of the old village, with the Maison de la Radio built on land that belonged to the former lord's residence. Auteuil holds Hector Guimard's Castel Béranger, the Roland-Garros stadium and the Parc des Princes.

Parks, gardens and views

The Bois de Boulogne, part of the 16th, covers 846 hectares according to Wikipedia. Napoleon III handed it to the City of Paris in 1852, and Adolphe Alphand, with Jean-Pierre Barillet-Deschamps, had about 200,000 trees planted and the two lakes laid out, the Lac Inférieur (11 hectares) and the Lac Supérieur (3 hectares). It holds the Jardin du Pré-Catelan, the Parc de Bagatelle, the Jardin d'acclimatation with the Fondation Louis Vuitton, the Auteuil greenhouses and the Auteuil and Longchamp racecourses.

Within the arrondissement itself, the Trocadéro gardens face the Seine and the Eiffel Tower. The Jardin du Ranelagh, the Jardin Alexandre-Soljenitsyne and square Lamartine, where an artesian well survives, complete the list. On the terrace beside the Seine, square de l'Alboni extends these spaces.

For anyone looking for outdoor space, these places count twice. A balcony looks onto its surroundings: a garden, a planted courtyard, an avenue or the sky. A nearby park partly makes up for the lack of a private garden, and the 16th keeps private streets lined with villas, such as villas Saïd, Dupont and Spontini, near Porte-Dauphine. A view that is advertised, over a park or a landmark, is to be checked at a viewing, at several times of day.

Streets worth knowing

Four groups of streets give an idea of the 16th. The prices quoted come from Efficity, for each whole street, all types of property together.

Transport and daily life

Five metro lines serve the arrondissement: 1, 2, 6, 9 and 10. Line 1 stops at Porte Maillot, line 2 at Victor Hugo and Porte Dauphine, and line 6 at Trocadéro and Passy. RER C serves Henri-Martin station, the former Trocadéro station opened in 1878. The walk to the station varies a great deal from one address to another in so large an arrondissement.

How prices vary

In the 16th, the gap between avenues is clear: the seven averages surveyed by Efficity run from €10,960 to €12,870 per m², a €1,910 difference, while the range within a single street spans €4,640 to €6,630. Avenue Foch is 16% above the arrondissement average, avenue Victor-Hugo 12%, avenue Paul-Doumer 9%, avenue Kléber 8%, rue de Passy 7%, avenue Mozart 2% and rue d'Auteuil 1%.

Buying a flat in the 16th arrondissement

The 16th mixes stone buildings, inter-war buildings, townhouses and more recent developments. Before buying with outdoor space, read the co-ownership rules, the minutes of the last three general meetings and the maintenance logbook: a balcony gets repaired, a terrace gets waterproofed, a façade gets renovated, and that work is voted on by the co-owners. In a private villa, the street itself may belong to an owners' association: ask for its statutes. Include notary fees in the budget too.

Selling a flat in the 16th arrondissement

The 16th has many sales, and so many comparables. Your buyer has seen them, and will ask why your price sits above the average for the avenue. A balcony, a terrace, a garden or an open view must be shown in photos and measured: outdoor space is counted separately from the Carrez surface. The form at the foot of the page lets you ask for a valuation.

Questions about buying and selling in the 16th arrondissement

What notary fees should I expect in the 16th?

On an existing property, about 7 to 8% of the price, most of it transfer duties. On €600,000, that is around €42,000 to €48,000, on top of the price. The percentage is the same in every arrondissement.

Does the surface of a flat in the 16th have to be measured before buying?

The Carrez surface is compulsory in co-ownerships and appears in the listing and in the preliminary contract. An error of more than 5% in the buyer's disfavour gives a right to a price reduction, to be claimed within a year of the deed. Balconies and terraces do not count in that surface.

How long does it take to buy or sell in the 16th?

Allow two to three months in general between an accepted offer and signing at the notary: cooling-off period, buyer's loan, co-ownership documents, the city's pre-emption right. Finding the buyer or the property comes before that period.

Is my flat in the 16th subject to capital gains tax?

Not if it is your main home: it is exempt. For a second home or a let property, the gain is taxed at 19% plus social charges, with allowances depending on how long you have owned it. The income tax exemption is total after 22 years, and the social charges exemption after 30 years.

Frequently asked questions about the 16th arrondissement

What is the price per m² of a flat in the 16th?

Sources publish between €10,840 and €11,028 per m² for flats in October 2026: €11,028 from the 24-month DVF figures reported by Qoridor, €10,938 at PAP, €10,840 at Efficity. A 60 m² flat therefore comes to between €650,400 and €661,680.

What is the price of a flat on avenue Foch?

Efficity records €12,870 per m² in September 2026, in a range of €9,730 to €16,360. For a 100 m² flat, that is about €1,287,000. It is the most expensive of the seven streets surveyed.

What is the price of a flat on avenue Victor-Hugo?

Efficity records €12,290 per m² in September 2026, in a range of €9,450 to €15,190. For 100 m², that is about €1,229,000.

What is the price of a flat on avenue Kléber or avenue Paul-Doumer?

Efficity records €11,790 per m² on avenue Kléber in September 2026 and €11,930 on avenue Paul-Doumer in August 2026. For 100 m², that is about €1,179,000 and €1,193,000.

What is the price of a flat on rue de Passy or avenue Mozart?

Efficity records €11,610 per m² on rue de Passy and €11,050 on avenue Mozart in October 2026. For 100 m², that is about €1,161,000 and €1,105,000.

What are the districts of the 16th arrondissement?

There are four: Auteuil (303 ha), La Muette (204 ha), Chaillot (142 ha) and Porte-Dauphine (141 ha). The arrondissement covers 791 hectares, excluding the Bois de Boulogne.

Which streets are the most and least expensive in the 16th?

Among the seven streets surveyed by Efficity, avenue Foch is the most expensive at €12,870 per m², and rue d'Auteuil the least at €10,960. The €1,910 gap between those two averages is smaller than the range within a single street, which is €4,640 to €6,630.

Are prices rising or falling in the 16th?

The two sources that publish a trend agree: PAP gives +1.3% over one year at 1 October 2026, Efficity +1% in October 2026 for existing flats. The calculation methods differ, and one year is a short period to draw a conclusion from.

Does a balcony or terrace raise the price?

Published averages do not distinguish outdoor space. Floor, condition, fittings and address matter as much as the balcony or terrace. It is better to compare neighbouring properties on the same floor than to rely on an average.

What kinds of outdoor space are there in the 16th?

Balconies and terraces in apartment buildings, gardens at garden level, roof terraces on top floors, courtyards, and houses and townhouses on private streets.

Are there private villas and houses in the 16th?

Yes. The Porte-Dauphine district has several private streets, including villas Saïd, Dupont and Spontini. Efficity records €13,240 per m² for houses in the 16th, from €9,110 to €16,520, and Qoridor €14,145 on only 10 transactions.

What parks and gardens are there in the 16th?

The Bois de Boulogne (846 hectares), with the Pré-Catelan, Bagatelle, the Jardin d'acclimatation and the Auteuil greenhouses, then the Trocadéro gardens, the Jardin du Ranelagh, the Jardin Alexandre-Soljenitsyne, square Lamartine and square de l'Alboni.

Which metro lines serve the 16th?

Lines 1, 2, 6, 9 and 10, with RER C at Henri-Martin. For a specific address, work out the walk to the station before viewing, as the arrondissement is large.

How do I get to the Trocadéro gardens?

By line 6 to Trocadéro, or by RER C to Henri-Martin, the former Trocadéro station opened in 1878. The gardens lie in front of the Palais de Chaillot, facing the Seine.

In "80 m² with a 15 m² terrace", is the terrace included?

No. The Carrez law does not count the terrace. A listing gives the living area, plus the outdoor space. The prices per m² on this page divide the price by the living area alone.

What should I check on a terrace in a co-ownership in the 16th?

The co-ownership rules must say whether the terrace is a private part or a common part with exclusive use for the lot. In a villa or on a private street, also check who maintains the street and its green spaces.

Who pays for waterproofing work on a terrace?

It is set out in the co-ownership rules and in the minutes of the last three general meetings, which show work voted or planned. Covering a terrace needs a double-majority vote and may need planning permission.

Can a foreign buyer buy a flat in the 16th?

Yes. French law sets no nationality restriction on buying property. Local support remains useful for financing and tax, especially for non-residents.

Which De Ferla agencies cover the 16th?

There is no De Ferla agency in the 16th. The nearest are Champ de Mars, at 36 avenue Bosquet in the 7th, and Sèvres-Lecourbe, at 19 rue Lecourbe in the 15th. Their pages are on deferla.com and the 16th is described for high-end properties in the arrondissement guide. To compare agencies in the 14th, the independent guide choisirsonagence14e.com presents their profiles.
