Paris 16th: green spaces, buildings and outdoor space
Mansions with gardens, penthouses with terraces, balconies over the Ranelagh: the 16th brings together the biggest outdoor spaces of the Paris selection.
At a glance
On 13 October 2026, 18 properties in the selection have an outdoor space in the 16th, from a studio with a balcony near the Trocadéro to a penthouse with an infinity pool on the roof. It is the Paris arrondissement where the selection holds the largest outdoor spaces: gardens, rooftops and terraces of several tens of square metres. Prices and properties for sale are on the Paris 16th page.
An arrondissement of villages and greenery
The 16th was born of the merger of the former villages of Auteuil, Passy and Chaillot, annexed to Paris in 1860. Its administrative districts are Auteuil, La Muette, Porte-Dauphine and Chaillot. The Bois de Boulogne, annexed in the 1920s, makes it, according to the arrondissement’s page, the greenest in Paris if the Bois is included. It also has the Trocadéro gardens, the Jardin d’Acclimatation, the Parc des Princes and Roland-Garros.
Two listings name their green neighbours: a 240 m² flat facing square Lamartine, on avenue Victor-Hugo, with a patio, and a 215 m² flat with a 14 m² balcony and a view over the Ranelagh gardens. The arrondissement is mainly residential and has one of the lowest shares of social housing in Paris.
Outdoor spaces of every kind
The 16th’s selection is the most varied in Paris. It has balconies (7), gardens (3), terraces (3) and a patio, but also mansions with a walled garden, a 500 m² town house, a duplex with an 80 m² south-facing private garden near avenue Foch, a penthouse with terraces of more than 150 m², and a mansion with a 90 m² garden, an 85 m² rooftop and a pool.
These properties are rare and dear. Two pairs of listings appear to describe the same properties, which the property pages point out: a 105 m² flat in Porte-Dauphine, and two large houses in La Muette.
What the listings show
Of the 18 properties with outdoor space in this selection, the listing declares a balcony for 7 properties, a terrace for 3, a garden or land for 3 and a courtyard or patio for 1; some combine several, and others describe theirs in the text only. 5 need renovation. The most common energy rating is D (8 properties), ahead of E (4). These shares describe the stock on 13 October 2026, not the market as a whole; they change with every sale. Asking prices run from €371,000 to €16,500,000, with a median of €3,550,000 (agency fees paid by the buyer).
The median asking price is the highest of the arrondissements in the selection. The gap between a 32 m² studio at €371,000 and a 680 m² penthouse at €16.5 million says plainly that “the 16th” covers markets with nothing in common.
Architecture and buildings
The 16th has many late 19th and 20th-century buildings, including Art Deco ones. A listing offers a 275 m² flat in a 1931 Art Deco building with an 18 m² outdoor space. In this type of building, the outdoor space is a balcony or a facade setback, governed by the co-ownership rules. A mansion outside a co-ownership generally has a garden at ground level that is private property.
Reading the aspect and the views
The view of the Eiffel Tower, which several listings cite, depends on the floor and the line of sight. A walled garden protects from overlooking but remains under the neighbours’ windows. For a rooftop or a penthouse, check the slab’s load, the waterproofing, the access and the insurance. The roof terrace page lists the points.
Works and rules
A rooftop pool or a mansion garden has rules of its own: planning, safety, upkeep. The bioclimatic local urban plan, approved in November 2024, encourages greening flat roofs and courtyards. Have the notary and a structural engineer confirm the feasibility of any fitting out before the offer.
Two outdoor spaces, two uses
A 32 m² studio with a south-west balcony near the Trocadéro is offered at €371,000, which is €11,660 per m². A 241 m² duplex with an 80 m² south-facing private garden near avenue Foch is offered at €3,750,000, which is €15,580 per m². The price per m² of living area of the duplex says nothing of its 80 m² garden, which comes on top of the indoor surface: that is why the Carrez and outdoor areas guide recommends comparing the price, the indoor surface and the outdoor surface.
Frequently asked questions
Are there private gardens in the 16th?
Yes, it is the Paris arrondissement where the selection has the most: three listings declare a garden on 13 October 2026, including an 80 m² private garden and a walled garden.
Is a rooftop counted in the Carrez surface?
No. A rooftop, like a terrace, is measured separately. See the roof terrace page.
Do very expensive properties have the same co-ownership rules?
Yes. A duplex or penthouse in a co-ownership is subject to the rules, the general meeting and the law of 10 July 1965 like a small flat. Only a mansion outside a co-ownership escapes that regime.
Are duplicate listings flagged?
Yes. When two listings appear to describe the same property, the two property pages refer to each other.
