Apartments and houses with a terrace, balcony or garden
The De Ferla network properties that have a terrace, balcony, garden, courtyard or roof terrace, sorted by area, with the asking price and the agency fees.
At a glance
Terrae Prestige Properties lists the homes from the De Ferla agency network that have an outdoor space: terrace, balcony, garden, roof terrace, loggia or courtyard. On 13 October 2026, 197 properties for sale met that test, 112 of them in Paris.
Sorted by outdoor space
The search filters on deferla.com cover property type, rooms, surface, budget and lift. There is no filter for a terrace or a garden. This site does that sorting for the visitor. A listing is kept when its record declares a balcony, terrace, garden or courtyard, or when its description mentions one. In that second case the page says "according to the listing".
Each property page keeps the outdoor area apart from the living area, gives the asking price and repeats the energy performance rating exactly as the listing states it.
The kinds of outdoor space
A terrace can be the top-floor setback of a building or the landscaped courtyard of a ground-floor flat. The balcony is the most common in Paris, often running along the facade of an older building. A garden is rare with an apartment and mostly comes with a garden-level flat or a house. The roof terrace belongs to top floors. The loggia and the courtyard complete the list.
The pages on terraces, balconies, gardens, roof terraces and loggias and courtyards set out what to have confirmed before making an offer.

Three checks before a viewing
A terrace, a balcony and a garden do not count in the Carrez surface, so the stated number of square metres says nothing about the outdoor area, which is measured separately.
The legal status of the outdoor space matters most. A terrace can be private property, or common property that the flat has the exclusive right to use. In the second case the right must appear in the co-ownership rules.
Waterproofing and upkeep show up in the minutes of the last three general meetings of the co-owners, not in the listing.
The buying guide goes through these points with the texts.

Frequently asked questions
How do you know a property has outdoor space?
We start from the rooms and extras declared in the listing: balcony, terrace, garden, courtyard, loggia. If none is declared we read the description. A property whose outdoor space only appears in the text carries the words "according to the listing", because its size and status are not stated.
Does a balcony or terrace count in the Carrez surface?
No. Balconies, terraces and gardens are left out of the private surface calculation. That surface must appear in the sale deed. If it is more than 5% off the real figure, the buyer can ask for a lower price, within one year of signing the deed.
Are the prices shown sale prices?
They are asking prices, not sold prices. Listings on deferla.com state that fees are paid by the buyer. The price finally signed can differ from the price shown.
How do I view a property?
From the property page, the form sends your request to the De Ferla team. You can also call +33 1 83 79 10 70 or +33 1 53 90 49 00.
Do you list properties outside Paris?
Yes. Listings cover Paris, Hauts-de-Seine, Val-de-Marne, Yvelines, Provence-Alpes-Côte d'Azur, Corsica, the Basque Country and the Landes. A few properties are in other départements and are listed on the properties page.
