Paris 7th: green spaces, buildings and outdoor space
Terraces facing the Eiffel Tower, long balconies on rue Cler: what living in the 7th with an outdoor space is like, and the heritage rules that apply.
At a glance
On 13 October 2026, 8 properties in the selection have an outdoor space in the 7th, from a studio with a terrace to a 137 m² duplex with a 38 m² terrace at the foot of the Eiffel Tower. The 7th stands out for a strict regulatory framework: most of the arrondissement is a remarkable heritage site, which bears on outdoor works. Prices and properties for sale are on the Paris 7th page.
The Champ-de-Mars, the Invalides and the tree-lined malls
The four administrative districts of the 7th are Saint-Thomas-d’Aquin, Invalides, École-Militaire and Gros-Caillou. The Champ-de-Mars park, at the foot of the Eiffel Tower, is its main green space. There are also the esplanades, the Pagoda garden on rue de Babylone, and the tree-lined malls of boulevard Raspail, laid out as a rambla. The Breteuil market runs on Thursdays and Saturdays.
The 7th is also the arrondissement of institutions, ministries and embassies. In the streets around them, quiet is often stressed. It should be checked street by street.
A remarkable heritage site
The City of Paris states that most of the 7th is governed by a safeguarding and enhancement plan (plan de sauvegarde et de mise en valeur), not by the local urban plan. The remarkable heritage site was created by a ministerial order of 9 August 2016, replacing the protected sector of 1972. Planning permissions there require the agreement of the architect of the Bâtiments de France.
For a buyer this means a terrace cannot be roofed, a railing cannot be changed and a veranda cannot be added without going through that authorisation process. If you plan to alter the outdoor space, check before the offer what is possible, with the Paris departmental unit for architecture and heritage or the City’s planning rules portal.
What the listings show
Of the 8 properties with outdoor space in this selection, the listing declares a balcony for 3 properties and a terrace for 4; some combine several, and others describe theirs in the text only. 1 is new. The most common energy rating is D (6 properties), ahead of C (1). These shares describe the stock on 13 October 2026, not the market as a whole; they change with every sale. Asking prices run from €500,000 to €3,700,000, with a median of €2,060,000 (agency fees paid by the buyer).
The outdoor spaces range from the 9.90 m² long balcony of a three-room flat on rue Cler to the 58 m² terrace of a loft flat on quai d’Orsay. Two Gros-Caillou listings describe the same flat, with the same surface of 132 m² and the same price of €2,295,000: their property pages refer to each other.
The view of the Eiffel Tower
Several listings in the 7th stress a view of the Eiffel Tower: a seventh-floor studio, a top-floor four-room flat with a rooftop, a duplex at the foot of the tower. A view is judged on site. Ask for photos taken from the outdoor space, and look at the line of sight: a view of the tower from a living room is not worth the same as from a terrace. Also check that the co-ownership rules do not limit the use of the terrace, for example for furniture or planting.
Reading the aspect and overlooking
The streets of the 7th are wide or narrow according to whether they are near the Invalides or near rue Cler. A long balcony on a narrow street offers a long view but close overlooking. A set-back terrace or one on a courtyard is more sheltered.
The seasons
A top-floor terrace gets sun and wind. A planted terrace, like the 58 m² one on quai d’Orsay, needs watering and a slab designed to carry the weight of soil. Ask about the waterproofing and the permitted load.
Two outdoor spaces, two uses
A 27 m² studio on the seventh floor with a terrace and a view of the Eiffel Tower is offered at €500,000, which is €18,660 per m². A 137 m² duplex with a 38 m² terrace and five bedrooms, at the foot of the tower, is offered at €3,700,000, which is €27,010 per m². The first sells a view in a small volume, the second a large family home. The gap in price per m² mixes size, condition, address and outdoor space: it cannot be put down to the outdoor space alone.
Frequently asked questions
Can a terrace be roofed or closed in the 7th?
Only with a planning permission, which requires the agreement of the architect of the Bâtiments de France in the remarkable heritage site, and a vote of the general meeting when the work touches common parts.
Are there private gardens in the 7th?
None of the properties in the selection declares one on 13 October 2026. The outdoor spaces are balconies and terraces.
Does a view of the Eiffel Tower raise the price?
No rule sets its value. It is discussed property by property and depends on the floor, the line of sight and how lasting the view is, which a neighbouring construction can change.
Are duplicate listings common?
Two Gros-Caillou listings appear to describe the same flat. The property pages point it out and refer to each other.
