Yvelines: parks, villas and houses

In the Yvelines, the selection has only houses. The park, the landscaped garden and the land are the essence of the property.

At a glance

On 13 October 2026, 8 properties in the selection are in the Yvelines, all houses: three in Le Vésinet, two in Chatou, one in Versailles, one in Guyancourt and one in Villiers-Saint-Frédéric. The Yvelines page presents the properties for sale and the area’s prices.

Green spaces in the département

The département is one of the most wooded in Île-de-France. It includes the Saint-Germain-en-Laye forest, the Rambouillet forest, the Chevreuse valley and part of the Vexin, as well as the Palace of Versailles park. Many communes have a detached-house fabric where a garden is the norm rather than the exception.

What the listings show

Of the 8 properties with outdoor space in this selection, the listing declares a terrace for 2 and a garden or land for 8; some combine several, and others describe theirs in the text only. 1 needs renovation. The most common energy rating is D (4 properties), ahead of C (2). These shares describe the stock on 13 October 2026, not the market as a whole; they change with every sale. Asking prices run from €495,000 to €19,900,000, with a median of €1,547,500 (agency fees paid by the buyer).

With eight properties, including a villa at almost €20 million and a house under €500,000, the median has no practical meaning. The useful question is the size of the plot and the commune.

Parks in Le Vésinet

Le Vésinet is a park town where villas open onto large wooded plots. The selection has a historic property with a 6,500 m² park in the Parc des Ibis district, a Mansart-style residence with a 2,800 m² park, and the Villa Beau-Chène, on more than a hectare. These are rare plots: what you buy is the land as much as the house.

More modest gardens

In Chatou, a 130 m² town house has a 175 m² garden, and a 220 m² house has a separate studio. In Versailles, in the Porchefontaine district, a 262 m² house has a landscaped garden. In Guyancourt, a 150 m² house has a garden. In Villiers-Saint-Frédéric, a 306 m² family house has a view over the valley.

Reading the aspect and the surroundings

For a large park, check the condition of the trees, the fences and the boundaries with neighbours. A listed plot or one in a protected perimeter imposes rules on works and felling; the town hall can say. For a valley view, view at several times of day and, if possible, in several seasons.

What the planning rules say

For a house, the issue is not co-ownership but the local planning document: ground coverage, height, protected wooded areas. Ask for the planning certificate before considering an extension or a pool. For easements and shared walls, reread the deed and the boundary plan.

Two outdoor spaces, two uses

A 150 m² house with a garden, in Guyancourt, is offered at €495,000, which is €3,300 per m². A 780 m² historic property with a 6,500 m² park, in Le Vésinet, is offered at €5,675,000, which is €7,280 per m². In the first case, the garden goes with a family house; in the second, the park makes the value of the property.

Frequently asked questions

Why does the selection have only houses in the Yvelines?

Because the properties in our network there are houses. That says nothing about the département’s overall supply.

Is a large park expensive to maintain?

Yes, maintaining a park of several thousand square metres takes a gardener and an annual budget: ask the seller for the current cost.

Can a house with a large plot be extended?

It depends on the local planning document and the commune’s rules. Ask for a planning certificate.

Where can I find market prices for the Yvelines?

The asking prices of our properties are on the département page; market prices are cited there with their source.
