Hauts-de-Seine: gardens, terraces and balconies

The département runs from Neuilly to Fontenay-aux-Roses, from La Défense to the edges of the forests. It offers houses with gardens as well as flats with a terrace above the Seine.

At a glance

On 13 October 2026, 16 properties in the selection are in the Hauts-de-Seine: five houses and eleven flats, from Garches to Levallois-Perret by way of Sèvres, Saint-Cloud, Courbevoie and Malakoff. The Hauts-de-Seine page presents the properties for sale and the area’s prices.

Green spaces in the département

The Seine runs through 17 communes of the département, and its banks are part of daily life in Boulogne-Billancourt, Levallois-Perret, Neuilly and Saint-Cloud. To the west and south the landscape changes: the Saint-Cloud park, the Fausses-Reposes forest, the Meudon woods, the Sceaux park. The Coulée verte du sud parisien links communes in the south of the département to Paris. At the other end, La Défense concentrates the towers and the pedestrian deck.

That diversity explains the range of properties: a 1,000 m² garden in Garches has nothing in common with a 42 m² terrace in Levallois, yet both are in the same département.

What the listings show

Of the 16 properties with outdoor space in this selection, the listing declares a balcony for 8 properties, a terrace for 8 and a garden or land for 4; some combine several, and others describe theirs in the text only. 2 are new and 1 needs renovation. The most common energy rating is E (3 properties), ahead of C (3). These shares describe the stock on 13 October 2026, not the market as a whole; they change with every sale. Asking prices run from €199,000 to €17,500,000, with a median of €1,017,500 (agency fees paid by the buyer).

The price gap, from under €200,000 to several million, reflects very different properties: a studio with a balcony in Le Plessis-Robinson, a villa with a pool in Sèvres, a mansion with a 500 m² garden in Neuilly. The median alone says little; look at the type of property.

Houses with gardens, flats with terraces

Houses. In Garches, a renovated 1900 house is near the town centre, and a garden-level flat has a 1,000 m² garden in Buzenval. In Sèvres, a 560 m² villa has a pool and a spa. In Fontenay-aux-Roses, a 239 m² house has two terraces. In Malakoff, two houses are arranged around a courtyard.

Flats. In Levallois-Perret, a 190 m² seven-room flat has a 42 m² terrace. In Courbevoie, a top-floor duplex has a 78 m² terrace. In Boulogne-Billancourt, an 83 m² duplex has a terrace. In Montrouge, an 83 m² flat has a terrace. In Saint-Cloud, a new three-room flat has a balcony, and an eight-room flat to renovate has one too.

Reading the aspect and the surroundings

In a dense commune like Levallois or Courbevoie, the height of the floor and the orientation decide the sun, the view and the overlooking. A terrace on the top floor of a recent building is less exposed than a balcony on the street. Near the Seine or the forests, the noise is different: that of the riverside road, or the calm of the forest edge. View at several times of day.

What the co-ownership says

For a flat with a terrace, check the rules: private right of use or common part, who pays for waterproofing, facade works voted. For a garden-level flat, check that the garden is a private part or has an exclusive right of use. For a house, the issue is elsewhere: easements, shared walls, the commune’s planning rules. See the co-ownership checks guide.

Two outdoor spaces, two uses

A 52 m² two-room flat with a south terrace, in Sèvres, is offered at €299,000, which is €5,750 per m². A 255 m² garden-level flat with a 1,000 m² garden, in Buzenval (Garches), is offered at €2,100,000, which is €8,240 per m². The first is a small flat whose interest is the terrace; the second is a large floor area whose garden is the main point.

Frequently asked questions

Which commune should I choose for a garden?

It depends on budget and way of life. In the selection, houses with gardens are in Garches, Sèvres, Fontenay-aux-Roses, Neuilly and Malakoff. See the département page for the properties for sale.

Is a terrace above the Seine more expensive?

The selection’s listings do not allow that to be said. The price depends on the commune, the surface and the condition before the view.

Is a garden-level flat a house?

No. It is a flat whose garden is generally a common part with an exclusive right of use: read the co-ownership rules.

Where can I find market prices for the Hauts-de-Seine?

The asking prices of our properties are on the département page. For market prices, the area pages cite their sources.
