Val-de-Marne: Marne banks and gardens

The département is crossed by the Seine and the Marne. The selection has mostly houses there, often with a garden, and a few flats.

At a glance

On 13 October 2026, 12 properties in the selection are in the Val-de-Marne, nine of them houses. Six are in La Varenne-Saint-Hilaire, a district of Saint-Maur-des-Fossés on the Marne. The Val-de-Marne page presents the properties for sale and the area’s prices.

Green spaces in the département

The Val-de-Marne is bounded by two rivers, the Seine and the Marne, and the Marne banks are one of its best-known images. The département also has the Roseraie in L’Haÿ-les-Roses, the Créteil lake and, to the south, Orly airport, whose flight paths are worth taking into account on a viewing. The garden here is not a luxury reserved for mansions: it is part of the detached-house landscape of many communes.

What the listings show

Of the 12 properties with outdoor space in this selection, the listing declares a balcony for 4 properties, a terrace for 7 and a garden or land for 10; some combine several, and others describe theirs in the text only. 4 are new and 1 needs renovation. The most common energy rating is C (4 properties), ahead of E (2). These shares describe the stock on 13 October 2026, not the market as a whole; they change with every sale. Asking prices run from €598,000 to €6,500,000, with a median of €2,299,000 (agency fees paid by the buyer).

The concentration of the selection in La Varenne-Saint-Hilaire reflects our network, not a market rule. It does not allow us to say that this district is dearer or better provided for than the rest of the département.

Houses on the Marne

In La Varenne-Saint-Hilaire, the selection includes a mansion facing the Marne, an architect-designed villa with a pool, a mansion with a pool, an 18th-century manor house and a house with an indoor pool. In Saint-Maur, in the Parc de Saint-Maur, an architect-designed house exceeds 1,000 m². In Le Perreux-sur-Marne, a 520 m² architect-designed house has a pool. In Mandres-les-Roses, a 183 m² estate opens onto a 7,390 m² park.

Flats with outdoor space

In Kremlin-Bicêtre, a four-room flat has a 130 m² garden. In Arcueil, a recent building has a 26 m² terrace. In Maisons-Alfort, a top-floor four-room flat completes the selection. These properties answer a different need: being close to Paris with an outdoor space at ground level or up high.

Reading the aspect and the surroundings

On the Marne, look at the height of the plot relative to the river and ask whether it falls within a flood-risk prevention plan: the information is public and appears in the risk statement attached to any sale. For a plot near Orly, come at several times of day to judge the noise. For a garden, the aspect counts as much as the size.

What the co-ownership says

The garden in Kremlin-Bicêtre or the terrace in Arcueil fall under the co-ownership rules: private right of use or common part, maintenance charges, waterproofing. For a house, the points to read are different: easements, boundary marking, the commune’s planning rules. See the co-ownership checks.

Two outdoor spaces, two uses

A 81 m² four-room flat with a 130 m² garden, in Kremlin-Bicêtre, is offered at €598,000, which is €7,350 per m². A 183 m² estate with a 7,390 m² park, in Mandres-les-Roses, is offered at €1,150,000, which is €6,280 per m². The first is a flat in town with a garden; the second is a property whose park is its reason for being.

Frequently asked questions

Are the Marne banks prone to flooding?

Some plots are. The risk statement attached to the sale agreement shows whether the property is in an area covered by a prevention plan. Ask for it before a second viewing.

Can I have a garden near Paris in the Val-de-Marne?

Yes: the selection has a 130 m² garden in Kremlin-Bicêtre, at the gates of Paris, and houses further south-east.

Is the garden of a flat private?

Not always. It may be a common part with an exclusive right of use: read the rules.

Where can I find market prices for the Val-de-Marne?

The asking prices of our properties are on the département page; market prices are cited there with their source.
